Anyone selling in the area around Dresden is selling into a market that almost nobody works systematically. The city is well served by estate agencies; the ring around it is not: in some seventy of the ninety municipalities, not a single agency is based there. At the same time there is more saleable stock out there than in Dresden itself — 145,000 residential buildings, mostly in the hands of the people who live in them. What is a property in the Dresden region worth?

In the ring around Dresden, houses run between roughly €1,300 and €4,500 per square metre and flats between €1,100 and €2,600. The range is that wide because the ring contains everything: the vineyard slopes of Radebeul, Freital's industrial heritage and villages in the Erzgebirge. What decides is not the district but the municipality — and, within the municipality, the individual quarter.

How far does the Dresden region extend?
We work in a ring of around 40 kilometres around Dresden. That takes in the districts of Sächsische Schweiz-Osterzgebirge, Meißen and Bautzen, together with the municipalities of the Mittelsachsen district that lie close to Dresden. Altogether that is some 90 municipalities with about 611,000 inhabitants and 145,000 residential buildings.
Why does a property outside Dresden sell differently from one in the city?
The pool of buyers is smaller and marketing takes longer. At the same time, the share of owner-occupied housing in the ring is considerably higher than in the city — around 58 percent, weighted by building. So there are more owners in a position to sell at all, but fewer prospective buyers who happen to walk past. Here, targeted outreach takes the place of passing trade.
Do you know the smaller municipalities as well?
Yes. For every municipality in the ring we have the official structural data from the building and housing survey: residential buildings, owner-occupancy rate, vacancy and the share of older stock. Those figures appear on every local page and are the basis for a realistic assessment — particularly where there are hardly any comparable sales.
