Lommatzsch lies 34.7 kilometres north-west of central Dresden in the district of Meißen, in the middle of the Lommatzscher Pflege loess plain. What is the property market in Lommatzsch like?

Lommatzsch is a buyer's market with a very particular supply. In the town centre 13.6 percent of the stock stands empty, the second-highest figure in my catchment area. Around the town lie 28 villages of the Lommatzscher Pflege loess plain, where almost everything on offer is a farmstead or a village house, many of them entirely pre-1949. Houses trade between €1,300 and €1,900 per square metre.

Location profile: a small town in the loess plain

The town centre counts 2,754 of the 4,758 residents and 699 of the 1,206 residential buildings. Owner-occupancy stands at 56.1 percent, the pre-war share at 65.7 percent and vacancy at 13.6 percent, the second-highest figure in my catchment area after Bad Schandau.

The 28 villages spread across the loess plain. The largest is Dörschnitz with 181 residents, followed by Altlommatzsch with 133, Striegnitz with 123 and Wuhnitz with 110. Twenty villages fall below a hundred residents, some below thirty. They are farming villages on one of the most fertile soils in Germany, and their stock consists mainly of farmsteads.

What I observe here: anyone selling in Lommatzsch is usually not selling a house but a farmstead. Those properties cannot be valued with living-space prices, and owners who try either end up far too high or far too low.

Across the municipality, owner-occupancy stands at 66.5 percent and vacancy at 10.0 percent. Of the 2,459 private households, a third rent, almost entirely in the town centre. For apartment buildings that means the income value depends entirely on documented occupancy; a partly empty property is valued as a renovation case.

Four-sided and three-sided farmsteads in the villages. The defining property. House, barn, stable, often several thousand square metres of land. In villages such as Birmenitz, Daubnitz, Lautzschen or Piskowitz virtually the entire stock dates from before 1949.

Town houses in the Lommatzsch centre. At 65.7 percent pre-war share and 13.6 percent vacancy, the most difficult sub-market. The opening price decides here, because buyers have choice.

Newer houses in a few villages. Dörschnitz, Schwochau and Striegnitz record a pre-war share of zero percent, meaning stock built entirely after 1949. With small samples that figure should be read cautiously, but the direction holds.

Agricultural land. Frequently part of a sale in the loess plain. Different standards apply to it than to building land, and it belongs shown separately.

Who buys in Lommatzsch?

Farmstead buyers. The characteristic group. People specifically looking for barn, stable and land, for keeping animals, a workshop or self-sufficiency. They pay for outbuildings others see as demolition costs.

Regional families. Buyers from Lommatzsch, Meißen, Riesa and Nossen. Price-conscious, willing to do their own work and familiar with the villages.

Price-driven first-time buyers. At houses from €1,300 per square metre, Lommatzsch is within reach for people who cannot compete elsewhere. This group reacts sharply to unclear renovation needs.

Farmers and land buyers. For farmsteads with attached land, a distinct demand that calculates on entirely different criteria from a residential buyer.

Lommatzsch in comparison

Against Nossen, twenty kilometres to the south, Lommatzsch shares the fine-grained village structure but sits €400 per square metre below it in price. The reason is the missing motorway access: Nossen reaches the same journey time to Dresden as closer places via the A4 and A14 junction, Lommatzsch does not.

Why is so much empty in the Lommatzsch town centre?
Because two things come together. At 34.7 kilometres as the crow flies, Lommatzsch sits outside any Dresden commuter logic, and demand comes from the region alone. On top of that, across its 699 residential buildings the town centre carries only 56.1 percent owner-occupancy and a 65.7 percent pre-war share, meaning a lot of older rented housing. The 2022 census records 13.6 percent vacancy there. In the villages the figure is considerably lower, in many of them zero.
What is the Lommatzscher Pflege and what does it mean for property?
The Lommatzscher Pflege is one of Germany's most fertile loess plains and shapes the 28 villages around the town. For the property market that means the typical sale is not a detached house but a farmstead with barn, stable and several thousand square metres of land. A living-space calculation misleads with such properties; what matters is the structure and roof of the outbuildings and whether a change of use is permitted under planning law.
How reliable are the census figures for the Lommatzsch villages?
Good for the town centre, only partly for the villages. The 2022 census withholds values for small grid cells on confidentiality grounds. In Lommatzsch itself coverage is 81 percent, in Zscheilitz 20 and in Marschütz 25 percent. Twenty of the 28 villages have fewer than a hundred residents. Population counts are unaffected, building counts and rates are not, and where the data is thin I do not quote it as a price argument.
Is it worth selling an unrenovated farmstead in Lommatzsch?
