What is my house in Nossen worth?
Nossen as a location for detached houses
The town centre, with 4,896 residents and 1,244 residential buildings, is urban in character, at 56.4 percent owner-occupancy and with a noticeable rented stock. It sits on the Freiberger Mulde, with the castle above it and the Zellwald forest with the former Altzella monastery to the south.
The villages cover the Lommatzsch loess plain and the transition to the Ore Mountain foreland. Deutschenbora with 152 residential buildings, Leuben with 150, Wendischbora with 96, Rhäsa with 84 and Starbach with 60 are the larger ones; the rest are fine-grained to very fine-grained.
The locational factor that sets Nossen apart from every other place at this distance is the motorway. The junction of the A4 and A14 lies right by the town. Dresden, Meißen, Freiberg and Chemnitz are all reachable through it, and for households with two workplaces in different directions that is an argument no townscape can replace.
Price ranges for houses in Nossen
- Houses: €1,700–2,300/sqm of living space
- Building plots: €80–160/sqm
- Apartments: €1,400–2,000/sqm
These values apply to the Saxon countryside price zone as of 2026, in the town centre and in all villages. For a house of 150 square metres on a 1,200-square-metre plot, that gives €255,000 to €345,000 for the building and €96,000 to €192,000 for the land.
The land share is often larger in Nossen than owners expect. In the villages, plots of 1,500 to 4,000 square metres are normal and farmsteads considerably more. Whether that area is an asset or a burden is decided by usability: developable part-plots are real money, while plain meadow is calculated by the buyer as maintenance work.

Hands-on assessment
“When selling an apartment (Eigentumswohnung) in Dresden, I frequently see owners underestimate the achievable price by 8–15%. The difference almost always lies in the marketing strategy — not in the property itself.”
— Calvin Linke, estate agent (Immobilienmakler) Dresden
Discuss in person →Buyer groups
Commuters with changing workplaces. The characteristic group in this market. For them the motorway junction is the reason to buy, not the village. They ask about driving times, not about place names.
Families from the surrounding area. Buyers from Nossen, Meißen, Döbeln and the wider district. They know the villages and their roads, schools and shops.
Farmstead buyers. For the three-sided farmsteads a small but willing group: keeping animals, a workshop, self-sufficiency. They pay for outbuildings that other buyers see as demolition costs.
Owner-occupiers for the town centre. They compare Nossen with Meißen and Döbeln and buy for price and accessibility. At 5.5 percent vacancy in the centre they have choice.
What determines the value of your house in Nossen?
The state of renovation. With 70.4 percent pre-war stock, the strongest factor. Roof, heating, electrics and damp are the four findings that count.
Accessibility. Driving time to the interchange and to the town centre. In a municipality with 56 villages, that is the practical translation of location.
The usability of land and outbuildings. Decisive at the plot sizes common here. A dry barn with a structural report is an argument; one at risk of collapse is a deduction.
The noise situation. A real point for properties near the route. Named openly it costs less than when the buyer discovers it.
Sales strategy
The first step is translating the location. I describe every Nossen property with four driving times: interchange, town centre, Meißen, Dresden. With 56 villages that is the only information an out-of-area buyer can work with.
The second step is the fabric survey. It applies to seven out of ten properties here. For farmsteads the outbuildings come on top, with the questions of structure, roof and permitted change of use.
The third step is treating the plot honestly. Large areas are the rule in Nossen. I establish in advance which part is developable or can be split off, because only that part really reaches the price.
For a first indication, use the property value calculator. Market data and villages in context are set out under property in Nossen, and the sales process under estate agent Nossen.
