Why a local agent makes the difference in Nossen
The first reason is describing the location. With 56 villages, the place name means nothing to an out-of-area buyer. What they need are driving times: to the interchange at the motorway junction, into the town centre, to Meißen, to Dresden. The reason is the motorway: driving time beats straight-line distance once an interchange sits at your door.
