What is the point of a search request with an estate agent?

You register your area, property type and budget once and are notified as soon as something suitable comes up. Some properties in Dresden change hands without ever being publicly listed. The buyers already on file hear about them first. The search request is free of charge and can be deleted at any time.

    After twelve months I ask once whether the search is still current. Without a reply it is deleted.

What does a search request cost?
Nothing. You register your search and I get in touch when something fits. A commission only arises if a purchase contract is concluded, and even then only under §§ 656a to 656d of the German Civil Code, which require the commission to be shared when a consumer buys an apartment or a single-family home.
How often will I hear from you?
Only when a property matches your search profile. The search request itself is not a newsletter and not a bulk mailing. If you would also like the newsletter with Dresden market data, tick that separately in the form.
What is in the newsletter, and how often does it come?
The newsletter brings figures on the Dresden market: new land reference values for your district as soon as the valuation committee publishes them, what interest rates, construction activity and inbound migration are doing to prices, and where supply across the city is tight. Usually quarterly, at most once a month. It contains no property offers, those come through your search request. You can unsubscribe with one click in every email or informally by replying.
Do I have to take the newsletter to create a search request?
No. The box is not pre-ticked and the search request works without it. These are two separate consents and you can end each one on its own.
Do I get properties before everyone else?
Not guaranteed, but earlier in the sequence. Matching properties go to registered buyers first, before public marketing starts. Whether a particular property is sold that way is the owner's decision, not mine.
How long is my search request stored?
Twelve months. After that I ask once whether the search is still current. Without a reply it is deleted. That is not goodwill but the storage limitation under Art. 5 (1) (e) GDPR.
Can I delete the search request?
At any time. The confirmation email contains a deletion link, one click is enough. You can also simply reply to that email.
