The town lies 34.7 kilometres north-west of central Dresden. That distance effectively rules out Dresden commuter demand, and it is the reason for the lowest price level in my catchment area.
The town centre, with 2,754 residents and 699 residential buildings, has 56.1 percent owner-occupancy, a 65.7 percent pre-war share and 13.6 percent vacancy. For sellers that means a buyer's market in which the opening price decides the outcome.
The 28 villages are the real market. Dörschnitz with 181 residents is the largest; twenty fall below a hundred. The soil is one of Germany's most fertile loess plains, and the building stock reflects it: farmsteads, barns, stables, in many villages entirely from before 1949.

Farmstead buyers. The most important group. Keeping animals, a workshop, self-sufficiency, in some cases a business. For them the barn is the reason to buy, not the problem, and they pay for it.
Families from the surrounding area. Buyers at home in Lommatzsch, Meißen, Riesa or Nossen. They plan on doing some of the work themselves and know which village has which reputation.
