What is my house in Niederau worth?
Niederau as a location for detached houses
The municipality lies 20.3 kilometres north-west of central Dresden in the district of Meißen, a few kilometres from the town of Meißen and on the railway line between Dresden and Leipzig.
The main village carries 508 of the 1,228 residential buildings for 1,765 residents, at 75.2 percent owner-occupancy and 1.1 percent vacancy. For it, 91 percent of the census grid cells carry a building value, so the figures here are particularly reliable.
The six other locations are Ockrilla with 158 residential buildings, Gröbern with 155, Oberau with 147, Großdobritz with 125, Jessen with 100 and Gohlis with 35. Their ownership rates run from 62.5 percent in Ockrilla to 90.2 percent in Jessen. In Jessen and Gohlis nothing stands empty according to the 2022 census.
Price ranges for houses in Niederau
- Houses: €1,700–2,300/sqm of living space
- Building plots: €80–160/sqm
- Apartments: €1,400–2,000/sqm
These values apply to the Saxon countryside price zone as of 2026. 140 square metres of living space comes to €238,000 to €322,000, and a 900-square-metre plot adds €72,000 to €144,000.
Vacancy and owner-occupancy argue for the upper half of the range in Niederau, both being top figures in the ring. Against them stands the pre-war share of 54.1 percent, which needs checking on each individual property. In Großdobritz and Gohlis it is close to 69 percent, in Ockrilla 36.4.

Hands-on assessment
“When selling an apartment (Eigentumswohnung) in Dresden, I frequently see owners underestimate the achievable price by 8–15%. The difference almost always lies in the marketing strategy — not in the property itself.”
— Calvin Linke, estate agent (Immobilienmakler) Dresden
Discuss in person →Buyer groups
Buyers from Meißen. The strongest group. People living there in a flat and looking for a house find short journeys in Niederau and a far tighter market: 1.6 against 6.5 percent vacancy.
Rail commuters to Dresden. A group that uses the halt specifically and for whom the walking time to it decides the purchase.
Families from the Meißen area. Buyers from Weinböhla, Coswig and the surrounding villages. They know the seven locations and usually search in one of them.
Buyers for Ockrilla. A distinct demand seeking the newest stock in the municipality and therefore needing less renovation reserve.
What determines the value of your house in Niederau?
The state of renovation. At 54.1 percent pre-war stock, the strongest factor. Heating, electrics and roof are the three items the calculating turns on.
The location within the municipality. Not because of the price zone, which is the same for all seven, but because of building age and supply.
The walking time to the halt. Decisive for part of the demand, and to be stated concretely in minutes.
The plot. At €80 to €160 per square metre and with this supply situation, a noticeable share of value. On large parcels the question of divisibility is worth checking.
Sales strategy
The first step is using scarcity as an argument without overplaying it. 1.6 percent vacancy and 78.1 percent owner-occupancy can be evidenced with the 2022 census and justify the upper half of the range. They do not justify a price above the zone.
The second step is the condition report on heating, electrics and roof. With a good half of properties dating from before the war, that is the basis of the price argument.
The third step is describing the connections concretely. Walking time to the halt, journey time to Meißen and to Dresden. Those three figures reach exactly the buyer groups that actually search here.
