Niederau lies 20.3 kilometres north-west of central Dresden in the district of Meißen, a few kilometres south-east of the town of Meißen on the railway line between Dresden and Leipzig. Niederau is one of the tightest markets around Dresden. The 2022 census records 1.6 percent vacancy, the second-lowest figure among the 90 municipalities in the ring after Lohmen, alongside owner-occupancy of 78.1 percent across 1,228 residential buildings. Houses trade between €1,700 and €2,300 per square metre. For Jessen and Gohlis the census records no vacancy at all.

Location profile: seven locations on the railway

The main village of Niederau counts 1,765 of the 4,048 residents and 508 of the 1,228 residential buildings. Its owner-occupancy stands at 75.2 percent and vacancy at 1.1 percent. For the main village 91 percent of the census grid cells carry a building value, one of the best data situations anywhere in the ring.

Ockrilla follows with 655 residents and 158 residential buildings and is the municipality's exception: 62.5 percent owner-occupancy, 3.6 percent vacancy and, at 36.4 percent, the youngest pre-war share. That is where the only meaningful multi-storey housing stands.

Then come Oberau with 469 residents and 147 residential buildings, Gröbern with 427 and 155, Großdobritz with 360 and 125, Jessen with 262 and 100, and Gohlis with 110 and 35. Jessen reaches 90.2 percent owner-occupancy, and for both Jessen and Gohlis the 2022 census records no vacancy.

What I observe here: Niederau frequently gets treated as a Meißen suburb and compared with prices there. Meißen sits in its own zone at €1,600 to €2,400 per square metre for houses, Niederau at €1,700 to €2,300. The ranges overlap; the market situations do not. Meißen records 6.5 percent vacancy, Niederau 1.6.

Buyers from Meißen. The strongest group. People living there in a flat and looking for a house find short journeys in Niederau and a far tighter market.

Rail commuters to Dresden. A group that uses the halt. At 20.3 kilometres as the crow flies, the rail route is a real advantage over neighbouring villages without one.

Regional families. Buyers from Niederau itself, from Weinböhla, Coswig and the Meißen area. They know the seven locations and usually search in one specifically.

Buyers for Ockrilla. A distinct demand seeking the newer stock, which at 36.4 percent pre-war share requires less renovation reserve.
