Tharandt as a location for detached houses

The municipality lies 14.7 kilometres south-west of central Dresden at the Tharandt Forest. That distance places it in the price zone of the immediate surroundings, alongside Kreischa, Rabenau and Dohna.

The main village of Tharandt carries 412 residential buildings for 1,846 residents, or 4.5 people per building, with 53.8 percent owner-occupancy and 9.0 percent vacancy. Its pre-war share is 71.5 percent.

Kurort Hartha, with 513 residential buildings for 1,882 residents, is the larger part and by every measure the stronger market: 80.8 percent owner-occupancy, 2.9 percent vacancy, 36.1 percent pre-war share.

Then come Pohrsdorf with 153 residential buildings, Fördergersdorf with 119, Spechtshausen with 61, Großopitz with 57 and Grillenburg with 54. Fördergersdorf and Grillenburg reach owner-occupancy of 92.1 and 95.1 percent.

Families from the state capital. The largest group in numbers. Commuting distance and forest access together barely exist a second time at this distance.

Prospects specifically for Kurort Hartha. They want the newer stock and the quieter setting and accept a wait for it; at 2.9 percent vacancy they then decide within days.

Period-property buyers for the main village. They deliberately buy fabric in the valley and bring a willingness to renovate, but demand full information on roof, damp and building services.

Buyers from Freital and the Weißeritz valley. People living there in a flat and looking for a house with greenery turn here first.

What determines the value of your house in Tharandt?

The village. The strongest factor in this municipality, because between Kurort Hartha and the main village lie 35 percentage points in building age and six in vacancy.

The state of renovation. In the main village at 71.5 percent pre-war share the central question; in Kurort Hartha and Pohrsdorf considerably less so.

Forest access. Decisive for part of the buyer pool. Given in walking minutes to the forest edge it works; as a slogan it does not.

The plot. At €130 to €240 per square metre a substantial share of value, in the villages often with large parcels and a position at the forest edge.

Sales strategy

The first step is separating main village and village in the price argument. I evidence it with the census figures, because otherwise a buyer arrives with the main village's 9.0 percent vacancy, which never applied to Kurort Hartha.

The second step is the fabric survey, in the main village with a focus on roof and damp. With seven out of ten properties there dating from before the war, that is the basis of the negotiation.

The third step is describing forest access concretely. Walking minutes to the forest edge, to the walking routes and to the forest botanical garden are worth more in Tharandt than any general description of the setting.
