Selling property in Tharandt

Tharandt lies 14.7 kilometres south-west of central Dresden in the district of Saxon Switzerland-Eastern Ore Mountains, at the edge of the Tharandt Forest in the valley of the Wilde Weißeritz. With 5,227 residents the town is mid-sized, and it has a peculiarity I find nowhere else in the ring: its largest village is bigger than the main village that gives the municipality its name.

What is the property market in Tharandt like?

Tharandt has its centre of gravity somewhere other than the name suggests. The village of Kurort Hartha counts 1,882 residents and 513 residential buildings, making it larger than the main village with 1,846 residents and 412 buildings. It is also newer and tighter: 36.1 against 71.5 percent pre-war share and 2.9 against 9.0 percent vacancy. Houses across the municipality trade between €2,200 and €2,900 per square metre.

Location profile: a spa village that has overtaken the main village

Kurort Hartha counts 1,882 residents and 513 residential buildings. The main village of Tharandt comes to 1,846 residents and 412 buildings. On residential buildings the gap is clear: Kurort Hartha carries a quarter more than the main village.

More important than size is the difference in structure. The main village has 71.5 percent pre-war share, 53.8 percent owner-occupancy and 9.0 percent vacancy. Kurort Hartha stands at 36.1 percent pre-war share, 80.8 percent ownership and 2.9 percent vacancy. Those are two entirely different markets within one municipality.

The other villages are Pohrsdorf with 529 residents and 153 residential buildings, Fördergersdorf with 402 and 119, Spechtshausen with 213 and 61, Großopitz with 202 and 57, and Grillenburg with 153 and 54. Fördergersdorf reaches 92.1 percent owner-occupancy and Grillenburg 95.1 percent.

Tharandt is known as a forestry location; its forest botanical garden and forestry education shape the place. For the property market what counts above all is direct access to the Tharandt Forest at only 14.7 kilometres from the state capital.

What I observe here: owners in Kurort Hartha too often let themselves be measured against the main village. At 9.0 against 2.9 percent vacancy and 71.5 against 36.1 percent pre-war share, that is a comparison which costs money.

Market data: price ranges in the Tharandt area

  • Apartments: €1,800–2,500/sqm
  • Houses: €2,200–2,900/sqm
  • Building plots: €130–240/sqm
  • Apartment buildings: purchase factor 12–15

These are the ranges for the immediate Dresden surroundings price zone as of 2026. Tharandt shares them with Kreischa, Rabenau, Dohna and Lohmen.

Across the municipality, owner-occupancy stands at 74.6 percent, vacancy at 4.8 percent and the pre-war share at 50.0 percent. Of the 2,485 private households, a quarter rent, and that stock sits almost entirely in the main village. For apartments the main village is therefore the only meaningful sub-market.

Typical properties in Tharandt

Detached houses in Kurort Hartha and Pohrsdorf. At 36.1 and 35.5 percent pre-war share, the youngest stock in the municipality and the most straightforward product in a sale.

Period buildings in the main village of Tharandt. At 71.5 percent pre-war share and on the valley slopes, a sub-market of its own. The state of renovation decides, and the gap between refurbished and unrenovated is wide.

Village houses in Großopitz, Fördergersdorf and Grillenburg. With ownership between 78.9 and 95.1 percent, little comes to market there. Larger plots, frequently at the forest edge.

Properties with forest access. A category of its own in this municipality. Paths, distance to the forest edge and to the forest botanical garden belong in the particulars concretely, because they determine the buyer group.

Who buys in Tharandt?

Families from Dresden. The strongest group. For them the combination of commuting distance and forest access is the argument other places at this distance do not offer.

Buyers for Kurort Hartha. A distinct demand looking for the newer stock and the quieter setting. At 2.9 percent vacancy it often has to wait.

Period-property buyers for the main village. They accept the renovation needs and value the valley setting with its building.

Buyers from Freital and the Weißeritz valley. People living there and looking for a house with more greenery turn to Tharandt first.

Tharandt in comparison

Against Rabenau, three kilometres to the east, Tharandt shares the price zone and a similar pattern: both have a main village with elevated vacancy and villages that stand considerably better. Tharandt has the slightly higher owner-occupancy at 74.6 against 70.6 percent.

Against Freital, its larger neighbour in the valley, Tharandt is more fine-grained and greener, while Freital has the apartment market and the infrastructure. An overview of all municipalities around Dresden is on the region page.

Frequently asked questions

Which village of Tharandt is the largest?
Kurort Hartha, narrowly ahead of the main village that gives the municipality its name. The 2022 census reports 1,882 residents and 513 residential buildings for Kurort Hartha and 1,846 residents and 412 buildings for Tharandt itself. Kurort Hartha therefore carries the largest single stock in the municipality. It is followed by Pohrsdorf with 529 residents, Fördergersdorf with 402, Spechtshausen with 213, Großopitz with 202 and Grillenburg with 153.
Why is there more vacancy in the Tharandt main village than in its villages?
Because that is where the older and more heavily rented stock stands. The 2022 census reports 71.5 percent pre-war share, 53.8 percent owner-occupancy and 9.0 percent vacancy for the main village of Tharandt. Kurort Hartha stands at 36.1 percent pre-war share, 80.8 percent ownership and 2.9 percent vacancy, and Fördergersdorf even at 92.1 percent ownership with 1.7 percent vacancy. Anyone selling in a village should not let the main-village figure into the conversation at all.
What role does the Tharandt Forest play for the property market?
It is why buyers come here specifically. The municipality lies at the Tharandt Forest, and Tharandt is known beyond the region as a forestry location with its forest botanical garden. For buyers from Dresden the combination of 14.7 kilometres as the crow flies and direct access to the forest is the reason to buy. It does not act as a fixed premium per square metre, but it does affect the number of interested parties.
What is a house in Kurort Hartha worth?
The price zone of the immediate Dresden surroundings applies, at €2,200 to €2,900 per square metre of living space. Kurort Hartha sits at the top of that range: 80.8 percent owner-occupancy, 2.9 percent vacancy and, at 36.1 percent, the lowest pre-war share in the municipality. Those three figures can be evidenced with the 2022 census and belong in every price argument, because they explain the gap to the main village.
