What is the property market in Rabenau like?

Rabenau is the only place in the immediate Dresden surroundings with double-digit vacancy in its town centre. The 2022 census records 10.1 percent there, while Karsdorf sits at 1.2 and Oelsa at 3.7 percent. At only 11.8 kilometres as the crow flies to central Dresden, the price zone of the immediate surroundings nonetheless applies, at €2,200 to €2,900 per square metre for houses. Where a property sits within that range is decided by its village.

Location profile: a chairmaking town above the gorge

The town centre counts 1,983 of the 4,329 residents and 452 of the 1,145 residential buildings. Its owner-occupancy stands at 58.1 percent, the pre-war share at 60.8 percent and vacancy at 10.1 percent. Rabenau became known over generations for chairmaking, commemorated in the German chairmaking museum, and part of its closed frontage dates from that period.

Oelsa, with 1,221 residents and 366 residential buildings, is almost as large as the centre. It is followed by Karsdorf with 434 and 132, Obernaundorf with 334 and 97, Lübau with 185 and 45, and Spechtritz with 172 and 53. Ownership rates run from 74.5 percent in Obernaundorf to 89.8 percent in Spechtritz.

The Rabenauer Grund, the narrow gorge of the Rote Weißeritz between Rabenau and Freital-Hainsberg, shapes the setting. The Weißeritztalbahn runs through it. For the property market, the topography means new building land stays scarce.

What I observe here: Rabenau gets valued through its town-centre figure, and that misses six out of ten properties. In Karsdorf at 1.2 percent vacancy the situation is entirely different from the centre at 10.1 percent.

Who buys in Rabenau?

Families from Dresden. The strongest group. At 11.8 kilometres Rabenau is everyday distance, and the landscape at the Rabenauer Grund is the additional argument.

Buyers for Karsdorf. A distinct demand seeking the newer stock and the tight market. At 1.2 percent vacancy little comes free there.

Buyers from the Weißeritz valley. People from Freital and Hainsberg who trade a flat for a house and keep their routes.

Investors for the town centre, selectively. At a factor of 12 to 15 attractive on paper, but only with documented occupancy. The vacancy rate of 10.1 percent makes the tenancy schedule the most important sales document.

Rabenau in comparison
