What the figures mean for Radeberg
Radeberg has 18,532 inhabitants, 9,650 households and 3,922 residential buildings (2022 census). That works out at 2.5 households per residential building, a mix of single-family houses and small apartment buildings. That works out at 1.9 people per household, and vacancy stands at 3.5 per cent.
The owner-occupancy rate is 63.0 per cent, roughly at the average for the municipalities close to Dresden (63.7 per cent). That places Radeberg mid-field for owner-occupancy among the 16 focus municipalities (9th). At that rate properties rarely come to market, and when they do it is usually through a change of generation. The buyer is almost always a family intending to move in. Investors barely feature, and that shifts what matters in marketing: layout and condition beat yield calculations.
40.8 per cent of the stock dates from before 1949, which is a comparatively young building stock. That puts Radeberg 12th of 16 for pre-war stock, in the lower third of the ring. With that age mix, renovated pre-war buildings and post-1990 construction sit side by side, often in the same street. The year of construction alone therefore says little; what matters is what has been done since. Vacancy stands at 3.5 per cent, around the average.
Why a range and not a single figure
Between 2,200 and 2,900 euros per square metre lie 700 euros. On 130 square metres of living space that is around 91,000 euros of difference between two houses in the same municipality.
That spread is not a measurement error, it is the market. It arises from condition, year of construction, energy standard, layout and position within the town. No online calculator can resolve it, because it has not seen the property. That is why my initial assessment is a range with reasoning rather than a single number.
For owner-occupied flats the zone gives 1,800 to 2,500 euros per square metre. Radeberg has a genuine market for flats, unlike many municipalities in the ring where an owner-occupied flat is the exception.
For building land the figures are 130 to 230 euros per square metre.

Radeberg sits on the Dresden–Görlitz railway; regional trains take about twenty minutes into the city.
Radeberg is known far beyond Saxony for its brewery and has a preserved historic centre around Schloss Klippenstein. More decisive for the market is its position to the north-east of Dresden: the route to the semiconductor plants in Klotzsche is short.
The districts of Radeberg
Radeberg is made up of several districts, and prices vary noticeably between them. The largest are Radeberg (13,480 inhabitants), Liegau-Augustusbad (1,947 inhabitants), Großerkmannsdorf (1,681 inhabitants), Ullersdorf (1,424 inhabitants). For the valuation this means the municipality name alone is too coarse. Two houses sharing a postcode can differ substantially depending on the district, the slope and the transport links. That is why the first thing I ask about at the inspection is the street, not the town.
What sets Radeberg apart from Dresden
In Dresden the range for houses runs from 1,700 euros per square metre in Prohlis to 6,000 in the Altstadt. Radeberg sits in between at 2,200 to 2,900 euros, its upper end around 52 per cent below the Dresden maximum.
The comparison only helps so far, because the buyer group is a different one. People buying in Radeberg rarely compare with the Dresden Altstadt; they compare with the neighbouring towns: Lichtenberg and Großröhrsdorf. Anyone selling should therefore know what is currently on offer there, rather than what a Dresden online calculator produces.
How I value in Radeberg
I view the property, check the land register entry, the cadastral map and any documents you already have, and place it within the range for its location. With 3,922 residential buildings in the municipality, comparable properties are not freely available, so the inspection weighs correspondingly more than a portal comparison.
The 13.9 kilometres to Dresden shape the buyer group: a large share of the interested parties comes from the city. What counts as an argument in Dresden does not necessarily count here, and the other way round.
