The route into central Dresden measures 12.5 kilometres as the crow flies, which makes Heidenau the closest town to the city in the south-eastern part of the region. For house buyers that is the decisive point. They come from the south-eastern districts of Dresden, have searched there without success, and find in Heidenau a house at a price they cannot get in the city — with a commute that barely changes.
The stock of houses is spread across the fringes of the core town and the districts of Großsedlitz, Kleinsedlitz and Gommern. Even there the development is more compact than further out: terraced houses, semi-detached houses, detached houses on modest parcels. Anyone looking for a property with sweeping grounds will rarely find it in Heidenau, and prospects should be told that before they make the journey.
Honest about the weakness: Heidenau is a town shaped by industry and in places it looks like it. There is no historic backdrop as in the neighbouring towns; instead there is the railway, the river and functional building in a confined space. What I advise sellers: do not play that down and do not attempt a rural idyll. The buyers who come here want a house within reach of Dresden — and they spot immediately when the particulars promise something other than what the first look out of the window shows.

Families from Dresden's south-east. The dominant group. They searched in the city, came up short on price or availability, and are widening the radius — Heidenau is the first stop on that route. These buyers have their financing in place, know exactly how much space and how many rooms they need, and decide quickly when the condition and the transport links are right.
Local movers coming out of rented flats. In a town with an owner-occupancy rate of 41.1%, many people rent and want to own without leaving their town. For them a terraced or semi-detached house is often the only attainable step. They know the place better than any agent and ask very specific questions about the street and the neighbours.
Buyers from the Osterzgebirge who want to be closer to the city. The counter-movement to the flight from the city: people from the parishes upstream looking for shorter journeys and better amenities. They are used to plot sizes further out and have to adjust to Heidenau's dimensions.
Multi-generation buyers. For two-family houses and properties with an annexe flat there is real demand. From what I see, these prospects are under the greatest time pressure, because there is usually a family situation behind their search — they need dependable information about step-free access and separate entrances.
Investors. Barely relevant for houses. In Heidenau their interest lies in apartment buildings, whose value follows from the price-to-rent factor of 12 to 15.
What determines the value of your house in Heidenau?
How usable the plot is. Not the size but the shape. With small parcels, the aspect, how overlooked it is and whether a terrace can sensibly be placed are what decide. A sunny, unoverlooked corner of garden is worth more in Heidenau than another hundred square metres of leftover ground.
Parking space or garage. In dense development with little room on the street, a solid price factor. Buyers reckon in the daily parking situation, and a space of your own takes an everyday problem off the table.

Condition of the building services in pre-war fabric. With more than half the stock dating from before 1949, this is the standard question at every viewing. Being able to evidence the heating, wiring, pipework and roof saves more in the negotiation than any cosmetic freshening-up will earn.
Proximity to the Elbe and flooding. With plots near the river, buyers will ask. Concrete information about the position of the plot and the insurance status works far better here than general reassurance.
Layout and divisibility. Properties with a separable unit additionally reach multi-generation buyers and prospects who intend to let — in a town of tenants, a real advantage.
Sales strategy
The most important lever in Heidenau is speaking to Dresden searchers. They look for properties within a radius of the city, and Heidenau falls inside every one of those radii. Transport links, floor area and condition therefore belong in the opening lines, whereas descriptions of the scenery gain nothing here.
The second lever is scarcity, used properly. With such a small stock of houses, a well-prepared property will attract several prospects at once — provided it starts at a price that triggers enquiries rather than preventing them. An inflated asking price destroys exactly that effect, because then nobody comes and the advantage of parallel interest is lost.
