What the figures mean for Freiberg
Freiberg has 39,995 inhabitants, 22,981 households and 6,264 residential buildings (2022 census). That works out at 3.7 households per residential building, so the stock is shaped more by multi-storey housing than in most municipalities in the ring. That works out at 1.7 people per household, and vacancy stands at 9.1 per cent.
The owner-occupancy rate is 41.7 per cent, below the average for the municipalities close to Dresden (63.7 per cent). That puts Freiberg 15th of 16 for owner-occupancy, in the lower third of the ring. At that rate a substantial part of the stock is let. There the yield counts at sale rather than the price per square metre, and the state of the paperwork decides the timetable: tenancy agreements, service charge statements and minutes must be complete before marketing begins.
41.6 per cent of the stock dates from before 1949, which is a comparatively young building stock. That places Freiberg mid-field for pre-war stock among the 16 focus municipalities (10th). With that age mix, renovated pre-war buildings and post-1990 construction sit side by side, often in the same street. The year of construction alone therefore says little; what matters is what has been done since. Vacancy stands at 9.1 per cent, above average.
Why a range and not a single figure
Between 1,900 and 2,700 euros per square metre lie 800 euros. On 110 square metres of living space that is around 88,000 euros of difference between two houses in the same municipality.
That spread is not a measurement error, it is the market. It arises from condition, year of construction, energy standard, layout and position within the town. No online calculator can resolve it, because it has not seen the property. That is why my initial assessment is a range with reasoning rather than a single number.
For owner-occupied flats the zone gives 1,700 to 2,350 euros per square metre. Freiberg has a genuine market for flats, unlike many municipalities in the ring where an owner-occupied flat is the exception.
For building land the figures are 80 to 150 euros per square metre.

The S3 runs through to Freiberg at peak times, otherwise the regional service via Tharandt. Allow a good forty minutes to Dresden.
Freiberg is part of the UNESCO World Heritage Erzgebirge Mining Region and, with the TU Bergakademie, has the oldest mining university in the world. The university sustains a permanent rental market, which changes the arithmetic for investors compared with the purely residential towns in the ring.
The districts of Freiberg
Freiberg is made up of several districts, and prices vary noticeably between them. The largest are Wasserberg Nord (4,221 inhabitants), Neu-Friedeburg (4,000 inhabitants), Silberhofviertel (2,958 inhabitants), Bahnhofsvorstadt (2,877 inhabitants), Wasserberg Ost (2,757 inhabitants), Seilerberg (2,508 inhabitants). For the valuation this means the municipality name alone is too coarse. Two houses sharing a postcode can differ substantially depending on the district, the slope and the transport links. That is why the first thing I ask about at the inspection is the street, not the town.
What sets Freiberg apart from Dresden
In Dresden the range for houses runs from 1,700 euros per square metre in Prohlis to 6,000 in the Altstadt. Freiberg sits in between at 1,900 to 2,700 euros, its upper end around 55 per cent below the Dresden maximum.
The comparison only helps so far, because the buyer group is a different one. People buying in Freiberg rarely compare with the Dresden Altstadt; they compare with the neighbouring towns: Tharandt and Wilsdruff. Anyone selling should therefore know what is currently on offer there, rather than what a Dresden online calculator produces.
How I value in Freiberg
I view the property, check the land register entry, the cadastral map and any documents you already have, and place it within the range for its location. With 6,264 residential buildings in the municipality, comparable properties are not freely available, so the inspection weighs correspondingly more than a portal comparison.
The 31.9 kilometres to Dresden shape the buyer group: a large share of the interested parties comes from the city. What counts as an argument in Dresden does not necessarily count here, and the other way round.
