Selling a house in Freiberg means selling in a town that is sufficient unto itself. Freiberg lies in the district of Mittelsachsen on the northern edge of the Erzgebirge, has 39,995 inhabitants and a university that has shaped the place for centuries. Dresden is 31.9 kilometres away as the crow flies and, for most buyers here, no argument at all. Understand that and you sell well in Freiberg; offer the town as a cheap fringe of Dresden and you will wonder why the enquiries do not come.

What does a house in Freiberg fetch on a sale?

€1,900 to €2,700 per square metre of living space is customary. The range is wider than in the Elbland, because Freiberg contains very different properties, from the renovated town house to the family home in an outlying district, and because competition is noticeable given the high vacancy rate. Building plots run at €80 to €150 per square metre, well below the level of the Elbland municipalities.

Freiberg as a location for single-family houses

Freiberg's market for owner-occupied homes does not sit in the town centre but on the edge. The one- and two-family houses in question stand in the districts of Zug, Kleinwaltersdorf, Lößnitz and Halsbach, and in the more open outer areas of the main town. Inside, multi-storey housing dominates — grown historically and extended in the GDR era.

That division explains a figure that is puzzling at first: owner-occupied housing accounts for only 41.7%. Freiberg is a town of tenants with a belt of owner-occupied homes, not a town of owner-occupiers. For anyone selling a house that is rather good news, because supply in precisely that segment is limited.

The second figure, though, has to be faced: 9.1% vacancy, the highest value in the entire ring around Dresden. It affects unmodernised flats above all, not well-kept single-family houses. But it changes the negotiating culture of the whole town. Buyers know they have a choice, and they negotiate accordingly. What I advise sellers: go into the market with a properly justified price rather than with a buffer for negotiation. Buffers are read here as uncertainty and provoke counter-offers far below the realistic value.

Buyer groups

Locals moving from renting into ownership. The main group. They live in Freiberg, work here or in the region and are buying their first home. Their budget is limited and the financing tightly calculated, which is why they assess maintenance risk sharply. Verifiable information on heating, roof and energy consumption decides the purchase for them.

Families from the surrounding Mittelsachsen area. They compare Freiberg with Halsbrücke, Bobritzsch-Hilbersdorf and Weißenborn and weigh up urban amenities against rural quiet. For them a house in one of Freiberg's districts is often the compromise that serves both.

Returners with a link to the Bergakademie. People who studied here, know the town and come back for work. This group is small in number but decisive, because it no longer needs to assess the location.

Practically minded owner-occupiers. For unrenovated pre-war fabric, the most realistic target group. In my experience they do not buy the cheapest property but the one with the most honest description — sellers who name the defects instead of retouching them away get more reliable commitments from these buyers.

Investors. With houses, the exception. They are strongly represented in Freiberg, but they operate in the flat and apartment-building segment.

What determines the value of your house in Freiberg?

Condition of the building services. In a market with choice, this is the hardest factor. Heating, electrical installation, pipework and roof are costed out item by item by buyers and deducted item by item from the price. Anyone who produces invoices and servicing records defends the upper part of the range.

Location: main town or district. The choice between amenities within walking distance and plot size separates two buyer groups cleanly. Both pay, but for different things.

Plot size where land values are low. At €80 to €150 per square metre of building land, land contributes less to the total price in Freiberg than in the Elbland places. Large areas are no driver of price here but above all an argument about use — and where they mean upkeep without use, even a hindrance.

Layout and divisibility. Two-family houses and properties with a separable granny flat also appeal to buyers who want to let part of the property. In a town of tenants with a functioning rental market, that is a genuine argument.

Energy rating. With pre-war fabric, this is the point at which financing fails. A poor rating rules out buyer groups before the first viewing takes place — so it belongs clarified early and not supplied only on request.

Sales strategy

Freiberg calls for regional marketing, not Dresden marketing. The interested parties are in the town and in the district of Mittelsachsen, they know the districts and the streets, and they spot exaggeration immediately. That is why a sober, complete brochure works better here than a glossy production.

The second point is timing over the course of the marketing. Where competition is noticeable, an offer loses attention markedly after the first phase, and a later price correction is read by buyers as weakness. The asking price therefore has to be right from the start.

Third: separate the target groups. A house with a granny flat can go to an owner-occupier or to a buyer intending to let, and each needs different documents. Why are houses in Freiberg cheaper than in the Dresden commuter belt?
Because demand comes from a different catchment area. Freiberg attracts buyers from Mittelsachsen, not Dresden residents hoping for a bargain on the edge of the city. On top of that comes an excess of supply, evidenced by the 9.1 percent vacancy rate for the town as a whole. Together the two produce lower square-metre prices at the same build quality.
Does a house in Zug or Kleinwaltersdorf sell better than one in central Freiberg?
For buyers of family homes, yes. The districts offer a plot, quiet and the kind of housing families are looking for. The main town, by contrast, scores with buyers who want to get about on foot. These are two different target groups, and the marketing has to choose one.
How does a renovation backlog affect the price of a Freiberg house?
More strongly than in markets where supply is scarce. Where buyers have a choice, they deduct visible investment needs from the price in full and add a risk margin on top. A documented renovation plan with a cost estimate takes some of the force out of that deduction.
