Priestewitz lies 26.7 kilometres north-west of central Dresden in the district of Meissen, between Dresden and Großenhain. Its 3,081 residents are spread across 21 villages. That is the most fragmented settlement pattern I have come across in the 40-kilometre ring.

How should the property market in Priestewitz be assessed?

Priestewitz is the most fragmented municipality in my catchment area: 3,081 residents spread across 21 villages, and the largest of them carries only 160 of the 938 residential buildings. Vacancy stands at 3.1 percent and owner-occupancy at 79.8 percent. Houses trade between €1,700 and €2,300 per square metre. The position within that range is decided almost entirely by the build year.

Location profile: 21 villages, none of them dominant

The main village of Priestewitz counts 512 residents and 160 residential buildings, only 17 percent of the municipal stock. It is followed by Strießen with 329 residents and 104 residential buildings, Lenz with 325, Kmehlen with 249 and 68, and Zottewitz with 181 and 65.

After that it becomes small-scale. Geißlitz counts 155 residents and 55 residential buildings, Blattersleben 130, Baßlitz 126, Gävernitz 124 and 36, Medessen 113 and 45, Stauda 115, Böhla Bahnhof 105 and 27. The smallest villages are Altleis with 72 residents, Döschütz with 45 and Wantewitz with 25 across eight residential buildings.

The railway helped form this structure. Priestewitz has a station on the Leipzig–Dresden line, and one village carries the station in its name.

What I observe here: in a municipality with 21 villages the address says little about value. The spread arises not between the villages but within the build age.

The pre-war share amounts to 55.7 percent but runs from 37.2 percent in Kmehlen to 100 percent in Döschütz.

Commuters using the railway. The group that sets Priestewitz apart from the purely car-dependent villages. What counts for them is the walk to the station, in minutes.

Regional families. Buyers from Großenhain, Meissen and the north-western district who use the price gap to Dresden and know the villages.

Buyers for the younger stock. In Kmehlen and Geißlitz there is a demand of its own that wants no pre-war building.

Owner-occupiers doing their own work. In Altleis, Stauda and Döschütz the group that carries the market. They buy fabric rather than condition and negotiate accordingly.

Priestewitz in comparison

Against Großenhain, six kilometres to the north-west, Priestewitz sits one price zone higher: €1,700 to €2,300 against €1,400 to €2,000 per square metre for houses. The reason is its position between Großenhain and Dresden. On vacancy too Priestewitz stands better, at 3.1 against 8.0 percent.

Against Thiendorf, twenty kilometres to the east, Priestewitz shares the price zone.
