What the figures mean for Großenhain
Großenhain has 18,248 inhabitants, 9,439 households and 4,658 residential buildings (2022 census). That works out at 2.0 households per residential building, a mix of single-family houses and small apartment buildings. That works out at 1.9 people per household, and vacancy stands at 8.0 per cent.
The owner-occupancy rate is 63.7 per cent, roughly at the average for the municipalities close to Dresden (63.7 per cent). That places Großenhain mid-field for owner-occupancy among the 16 focus municipalities (8th). At that rate properties rarely come to market, and when they do it is usually through a change of generation. The buyer is almost always a family intending to move in. Investors barely feature, and that shifts what matters in marketing: layout and condition beat yield calculations.
52.5 per cent of the stock dates from before 1949, which is a high share of pre-war building stock. That is the fourth-highest pre-war stock among the 16 focus municipalities in the ring. With that age mix, renovated pre-war buildings and post-1990 construction sit side by side, often in the same street. The year of construction alone therefore says little; what matters is what has been done since. Vacancy stands at 8.0 per cent, above average.
Why a range and not a single figure
Between 1,400 and 2,000 euros per square metre lie 600 euros. On 130 square metres of living space that is around 78,000 euros of difference between two houses in the same municipality.
That spread is not a measurement error, it is the market. It arises from condition, year of construction, energy standard, layout and position within the town. No online calculator can resolve it, because it has not seen the property. That is why my initial assessment is a range with reasoning rather than a single number.
For owner-occupied flats the zone gives 1,200 to 1,800 euros per square metre. Großenhain has a genuine market for flats, unlike many municipalities in the ring where an owner-occupied flat is the exception.
For building land the figures are 55 to 120 euros per square metre.

Grossenhain lies on the line towards Priestewitz and Riesa; Dresden is around forty minutes away depending on the connection.
Grossenhain has a baroque town layout and was long a garrison and airfield location. At a good 30 kilometres it is one of the more distant places in the ring, and the buyer group is correspondingly more regional than in the municipalities close to Dresden.
The districts of Großenhain
Großenhain is made up of several districts, and prices vary noticeably between them. The largest are Großenhain (13,098 inhabitants), Zabeltitz (952 inhabitants), Walda-Kleinthiemig (571 inhabitants), Wildenhain (412 inhabitants), Bauda (399 inhabitants), Görzig (348 inhabitants). For the valuation this means the municipality name alone is too coarse. Two houses sharing a postcode can differ substantially depending on the district, the slope and the transport links. That is why the first thing I ask about at the inspection is the street, not the town.
What sets Großenhain apart from Dresden
In Dresden the range for houses runs from 1,700 euros per square metre in Prohlis to 6,000 in the Altstadt. Großenhain sits in between at 1,400 to 2,000 euros, its upper end around 67 per cent below the Dresden maximum.
The comparison only helps so far, because the buyer group is a different one. People buying in Großenhain rarely compare with the Dresden Altstadt; they compare with the neighbouring towns: Priestewitz and Lampertswalde. Anyone selling should therefore know what is currently on offer there, rather than what a Dresden online calculator produces.
How I value in Großenhain
I view the property, check the land register entry, the cadastral map and any documents you already have, and place it within the range for its location. With 4,658 residential buildings in the municipality, comparable properties are not freely available, so the inspection weighs correspondingly more than a portal comparison.
The 32.2 kilometres to Dresden shape the buyer group: a large share of the interested parties comes from the city. What counts as an argument in Dresden does not necessarily count here, and the other way round.
