What the figures mean for Coswig
Coswig has 20,387 inhabitants, 10,997 households and 3,702 residential buildings (2022 census). That works out at 3.0 households per residential building, a mix of single-family houses and small apartment buildings. That works out at 1.9 people per household, and vacancy stands at 4.2 per cent.
The owner-occupancy rate is 58.7 per cent, below the average for the municipalities close to Dresden (63.7 per cent). That places Coswig mid-field for owner-occupancy among the 16 focus municipalities (10th). That is a mixed ownership structure. For marketing it means two buyer groups with different yardsticks: owner-occupiers who look at layout and condition, and investors who calculate first. Which group sets the price depends on the property.
45.5 per cent of the stock dates from before 1949, which is an average age of building stock. That places Coswig mid-field for pre-war stock among the 16 focus municipalities (9th). With that age mix, renovated pre-war buildings and post-1990 construction sit side by side, often in the same street. For owner-occupied flats the zone gives 1,800 to 2,500 euros per square metre. Coswig has a genuine market for flats, unlike many municipalities in the ring where an owner-occupied flat is the exception.

The S1 stops in Coswig, which is also the junction towards Meissen and Weinböhla. Dresden is about twenty minutes away.
Coswig lies between Radebeul and Meissen and benefits from both: wine-growing landscape to the south, connections to the north. Added to that is proximity to northern Dresden, where Silicon Saxony employs around 100,000 people in the semiconductor industry.
The districts of Coswig
Coswig is made up of several districts, and prices vary noticeably between them. The largest are Coswig (17,329 inhabitants), Neusörnewitz (1,720 inhabitants), Brockwitz (749 inhabitants), Sörnewitz (583 inhabitants). For the valuation this means the municipality name alone is too coarse. Two houses sharing a postcode can differ substantially depending on the district, the slope and the transport links. That is why the first thing I ask about at the inspection is the street, not the town.
What sets Coswig apart from Dresden
In Dresden the range for houses runs from 1,700 euros per square metre in Prohlis to 6,000 in the Altstadt. Coswig sits in between at 2,200 to 2,900 euros, its upper end around 52 per cent below the Dresden maximum.
The comparison only helps so far, because the buyer group is a different one. People buying in Coswig rarely compare with the Dresden Altstadt; they compare with the neighbouring towns: Weinböhla and Radebeul. Anyone selling should therefore know what is currently on offer there, rather than what a Dresden online calculator produces.
How I value in Coswig
I view the property, check the land register entry, the cadastral map and any documents you already have, and place it within the range for its location. With 3,702 residential buildings in the municipality, comparable properties are not freely available, so the inspection weighs correspondingly more than a portal comparison.
The 14.8 kilometres to Dresden shape the buyer group: a large share of the interested parties comes from the city. What counts as an argument in Dresden does not necessarily count here, and the other way round.
