Why is supply in Lohmen so scarce?

Because virtually nothing stands empty here. The 2022 census records 1.2 percent vacancy for Lohmen, the lowest figure of any municipality in my catchment area, alongside owner-occupancy of 80.1 percent across 885 residential buildings. Anyone offering a house here meets demand that is permanently greater than supply. Houses trade between €2,200 and €2,900 per square metre.

Location profile: gateway to the Bastei

The main village counts 2,537 of the 3,088 residents and 694 of the 885 residential buildings. Its owner-occupancy stands at 78.4 percent and vacancy at 1.1 percent. The four villages are small: Mühlsdorf with 288 residents, Doberzeit with 103, Uttewalde with 92 and Daube with 68. Their ownership rates run from 73.0 to 94.3 percent.

The particularity of this municipality is its territory. The Bastei rocks lie on Lohmen land, as does the Uttewalder Grund. Lohmen is therefore the address at the best-known part of the Saxon Switzerland National Park and at the same time, at 19.5 kilometres, close enough to Dresden for daily commuting. That combination barely exists a second time around the city.

What I observe here: sellers regularly underestimate how tight this market is. With 885 residential buildings and 1.2 percent vacancy, only a few properties change hands in a year. Anyone offering a well-kept house here does not have to compete for attention but can choose between prospects.

These are the ranges for the immediate Dresden surroundings price zone as of 2026. Lohmen shares them with Dohna, Kreischa and Rabenau, while Stolpen just five kilometres away sits in the next cheaper zone.

Across the municipality, owner-occupancy stands at 80.1 percent, one of the highest in the ring, and the pre-war share at 55.4 percent. Of the 1,504 private households only a fifth rent. Divided ownership plays effectively no part here, and the apartment range is a theoretical figure.

Who buys in Lohmen?

Dresden commuter families. The strongest group. 19.5 kilometres is commuting distance, and the landscape is the additional argument that other places at this distance do not offer.

Buyers with ties to Saxon Switzerland. People who know the Bastei and the Uttewalder Grund and therefore look exactly here. Steer them to a neighbouring place and they generally do not buy at all.

Locals and returners. With 80.1 percent owner-occupancy and 1.2 percent vacancy, a patient group. Some wait years for a property in the village.

Buyers from Pirna and the Elbe valley. People living there in a flat and looking for a house in a landscape setting turn to Lohmen and Wehlen.

Lohmen in comparison
