Stolpen lies 24.5 kilometres east of central Dresden in the district of Saxon Switzerland-Eastern Ore Mountains, between the Elbe valley and Upper Lusatia. What I observe here: Stolpen is perceived through its castle and valued through its town centre. Both fall short. Two-thirds of the stock stands in villages which, at 0 to 1.8 percent vacancy, are among the tightest sub-markets in my catchment area.

Price-conscious Dresden commuters. The group for whom the gap to Lohmen and Dohna is the argument: around €500 per square metre for five kilometres more travel.

Regional families. Buyers from Stolpen, Neustadt, Sebnitz and Pirna. They know the five villages and choose deliberately between them.

Buyers for the tight village markets. In Lauterbach, Heeselicht and Rennersdorf-Neudörfel, at zero to 0.9 percent vacancy, little comes free. Those searching there wait and then decide within days.

Owner-occupiers for the old town. A smaller group looking for fabric and townscape and treating the castle's proximity as an advantage rather than a disturbance.
