The real house locations are the villages. Langburkersdorf with 541 residential buildings and Polenz with 359 are the large ones, followed by Berthelsdorf with 174, Oberottendorf with 163, Krumhermsdorf with 130, Niederottendorf with 118, Rugiswalde with 100 and Rückersdorf with 92. Owner-occupancy runs between 76.4 and 89.3 percent.

The distance to Dresden is 33.4 kilometres as the crow flies. That is a lot for daily commuting, and demand comes from the region accordingly: from Neustadt itself, from Sebnitz, Stolpen and Pirna. On top come returners, for whom the setting at the Ungerberg and at the edge of the national park region counts.

The second step is the fabric survey, focused on the roof for period properties. With pre-war shares up to 74.5 percent in individual villages, that is the item the negotiation turns on.

The third step is addressing the right group. An Umgebinde house does not belong in the same marketing as an estate house in the centre. The buyers do not overlap, and marketing time depends on which group is reached.
