What is my house in Sebnitz worth?
Sebnitz as a location for detached houses
The town centre, with 5,663 residents and 1,184 residential buildings, is not a detached-house market. At 50.7 percent owner-occupancy, half the people there rent, and the stock consists mainly of larger, multi-storey buildings. Selling a conventional family home in the centre is if anything an advantage, because there is little of it.
The villages are the real house locations. Hertigswalde with 268 residential buildings, Lichtenhain with 157, Altendorf with 124, Ottendorf with 116, Schönbach with 91, Hainersdorf with 86 and Mittelndorf with 72. Owner-occupancy runs between 74.6 and 89.8 percent, vacancy between 2.9 and 8.7 percent.
The third factor is distance. 37.8 kilometres as the crow flies to Dresden is too far for daily commuting. Sebnitz does not live off the state capital but off the region and off tourism. That explains both the low price level and the holiday-property demand in the villages.
Price ranges for houses in Sebnitz
- Houses: €1,300–1,900/sqm of living space
- Building plots: €45–110/sqm
- Apartments: €1,100–1,700/sqm
These values apply to the price zone at the edge of the Elbe Sandstone and Ore Mountains as of 2026. For a house of 140 square metres on a 900-square-metre plot, that gives €182,000 to €266,000 for the building and €40,500 to €99,000 for the land.
The land value of €45 to €110 per square metre is the lowest in my catchment area. Large plots bring little on paper here. Anyone with 3,000 square metres should not argue from land value but from use: keeping animals, gardening, a workshop, or, near the national park, the setting itself.

Locals and returners. The largest group in numbers. Price-conscious, willing to do their own work, and well informed about which village has which reputation.
Holiday and second-home buyers. The particularity of this market. They look in Lichtenhain, Mittelndorf and Altendorf and value the national park setting higher than the statistics do. For them the planning position on letting is the central question.
Price-driven owner-occupiers from the wider area. People for whom a house under €200,000 is the condition. They will not find that in Pirna or Heidenau, but they will in Sebnitz.
Buyers for Umgebinde and farmhouses. A small group with a clear idea. Hertigswalde at 89.1 and Schönbach at 85.9 percent pre-war share serve them. Heritage questions need settling in advance.
What determines the value of your house in Sebnitz?
Town centre or village. The most important point. Between 13.2 percent vacancy in the centre and 2.9 percent in Lichtenhain lies the difference between a buyer's and a seller's market.
Building size. Unlike in more expensive areas, size is not automatically value here. A house with 250 square metres of living space is harder to sell in Sebnitz than one with 120.
The permitted use. For properties near the national park it decides the buyer pool. Holiday letting allowed or not is a price difference, not a formality.
Heating, roof, damp. With 73.0 percent pre-war stock, the three points every prospective buyer calculates. Documented findings are worth more in a buyer's market than in a tight one.
Sales strategy
The first step is the right opening price. In the Sebnitz town centre that is not a negotiating tactic but the decisive setting of course. At 13.2 percent vacancy, the active prospective buyers see a property once. Starting too high and correcting later does not reach those people again.
The second step is checking the use options. For large town houses the question of division or mixed use; for properties near the national park the question of holiday letting. Both open buyer pools that otherwise stay closed.
The third step is separating the argument. For a house in Lichtenhain or Hainersdorf I quote the village figures, not the town statistics. The difference can be evidenced with the 2022 census and is substantial in price.
