The town counts 963 residential buildings, 10.2 percent vacancy on average and 17.9 percent in the main village, plus 77.8 percent pre-war stock. At the same time it is a spa resort in the national park, and that opens up a buyer group found nowhere else in the ring.

Houses in Bad Schandau trade between €1,700 and €2,300 per square metre of living space, building plots between €80 and €160. Within that range the village decides more than elsewhere: the main village records 17.9 percent vacancy and an 89.5 percent pre-war share, Postelwitz 1.7 percent vacancy, Prossen 3.3 and Porschdorf 3.5 percent. For properties with an accommodation history an entirely different calculation applies.

Bad Schandau as a location

The town lies 32.4 kilometres south-east of central Dresden on the Elbe. That is too far for daily commuting, and yet the cheapest price zone does not apply here but the Saxon countryside zone at €1,700 to €2,300 per square metre for houses. That is carried by tourism.

The main village, with 1,233 residents and 263 residential buildings, is not a detached-house market. At 36.2 percent owner-occupancy and an 89.5 percent pre-war share, the stock consists mainly of large buildings from the spa and bathing era.

The real residential locations are the villages. Krippen with 145 residential buildings, Ostrau with 144, Porschdorf with 129, Prossen with 89, Postelwitz with 88, Waltersdorf with 83 and Schmilka with 22. Ownership runs from 60.2 to 81.7 percent, vacancy from 1.7 to 22.2 percent.

Buyer groups

Buyers of accommodation properties. The group that makes the main village tradeable at all. They calculate occupancy, season and yield rather than square-metre prices.

Locals and returners. In Porschdorf, Prossen and Waltersdorf the core demand. Price-conscious, familiar with the fabric and frequently willing to do their own work.

Buyers of second homes. Those who know Saxon Switzerland from holidays are buying the setting. What decides their offer is the question of permitted use.

Price-driven owner-occupiers. At houses from €1,700 per square metre and with a stock that needs work, there are entry points here that do not exist closer to Dresden.

What determines the value of your house in Bad Schandau?

The permitted use. The most important point in this town. Holiday letting allowed or not shifts the buyer pool and with it the price substantially.

The village. Between Postelwitz at 1.7 and Schmilka at 22.2 percent vacancy lies the difference between a seller's and a buyer's market.

Building size. Unlike elsewhere, size is not automatically value here. In a plain residential market it is a drawback, in the tourism market an advantage.

The third step is the opening price, above all in the main village. At 17.9 percent vacancy the active circle of prospects sees a property once, and a later correction does not reach them again.
