How is the property market in Königstein to be assessed?

At 10.8 percent, Königstein carries the highest vacancy of all 90 municipalities in the 40-kilometre ring around Dresden, alongside 74.0 percent pre-war stock and only 61.1 percent owner-occupancy. At the same time, through its fortress and the national park the town is a tourist location where holiday properties have a price formation of their own. Houses stand between €1,700 and €2,300 per square metre.

What I observe here: the high vacancy is not a Königstein special case but a pattern across the national park municipalities. Bad Schandau and Rathen sit at 10.2 percent each, Sebnitz at 10.2. Old stock, small locally bound demand and a position beyond commuter range come together in all of them. Knowing that, you argue differently than if you took the figure for a local problem.
