Houses in Struppen trade between €1,700 and €2,300 per square metre of living space, building plots between €80 and €160. Within that range the village decides clearly: Struppen-Siedlung comes to 15.3 percent pre-war share and 0.7 percent vacancy, Weißig to a hundred percent old stock. For the same floor area, the two sit at opposite ends of the range.

Struppen as a location for detached houses

The municipality lies 23.6 kilometres south-east of central Dresden on the plateau above the Elbe valley, between Pirna and Königstein. From there the view reaches the Lilienstein and Königstein Fortress.

The main village carries 328 of the 825 residential buildings for 1,000 residents, with 79.0 percent owner-occupancy and a 49.5 percent pre-war share.

Struppen-Siedlung is the exception: 165 residential buildings, 82.5 percent owner-occupancy, 0.7 percent vacancy and only 15.3 percent pre-war share. The village was built as a planned settlement during the twentieth century.

Then come Naundorf with 152 residential buildings at 34.2 percent pre-war share, Thürmsdorf with 108 and 19.6 percent vacancy, Weißig with 44 and a hundred percent old stock, and Ebenheit with 23.

The €600 between bottom and top of the range is decided in Struppen almost entirely by the building age of the village. At 130 square metres that is €78,000, and a house in Struppen-Siedlung regularly achieves that difference over an equally sized property in Weißig.

Buyers from Pirna and the Elbe valley. The largest group in numbers. They swap a valley flat for a house on the plateau without changing their daily routes.

Buyers attached to Saxon Switzerland. The view of the table mountains is what brings them. With this group the conversation turns on setting and condition rather than on the price per square metre.

Buyers for Struppen-Siedlung. A separate and patient demand. Across 165 residential buildings at 0.7 percent vacancy almost nothing comes free, so those who wait act at once.

Dresden commuters. Smaller at 23.6 kilometres than in places closer to the city, but present. For them the price gap to the immediate surroundings counts.

What determines the value of your house in Struppen?

The building age of the village. The strongest factor in this municipality. Between 15.3 and a hundred percent pre-war share lie entirely different buyer expectations.

The condition of roof, heating and electrics. The central items in Weißig and Ebenheit, rarely an issue in Struppen-Siedlung.

The actual view. Where it opens onto the Lilienstein and Königstein it is an argument. Where it does not, it should not be claimed.

The plot. At €80 to €160 per square metre and at the sizes common in the villages, a noticeable share of value.

Sales strategy

The first step is placing the property by village. I evidence it with the census figures, because between Struppen-Siedlung and Weißig lies a price difference no buyer concedes unprompted.

The second step is dealing openly with Thürmsdorf. The vacancy figure of 19.6 percent is public in the 2022 census. Naming it yourself and setting it against the small sample and the high owner-occupancy keeps the interpretation in your hands.

The third step is describing the view honestly. An open view of the table mountains is a genuine selling point in this municipality, but it does not exist everywhere, and a claim shows up at the first viewing.
