What is my house in Dohma worth?
Dohma as a location for detached houses
The municipality lies 21.3 kilometres south-east of Dresden in the district of Saxon Switzerland-Eastern Ore Mountains and borders directly on Pirna. That is the reason for its price position: close enough to the district town to catch its demand, but one price zone below it.
The municipality consists of three villages. Dohma with 228 residential buildings, Cotta with 239 and Goes with 75. Cotta therefore carries the largest building stock even though fewer people live there than in the main village.
Half the stock is pre-war. Across the municipality the figure is 51.1 percent, in the village of Dohma 41.5 percent. The younger part stands there.
Price ranges for houses in Dohma
- Houses: €1,700–2,300/sqm of living space
- Building plots: €80–160/sqm
- Apartments: €1,400–2,000/sqm
These values apply to the price zone for the Saxon countryside as of 2026. For 130 square metres of living space that comes to €221,000 to €299,000, plus €64,000 to €128,000 for 800 square metres of land.
By comparison: the same 130 square metres cost €273,000 to €364,000 in Pirna. The gap of around €50,000 is this municipality's strongest selling argument.

Hands-on assessment
“When selling an apartment (Eigentumswohnung) in Dresden, I frequently see owners underestimate the achievable price by 8–15%. The difference almost always lies in the marketing strategy — not in the property itself.”
— Calvin Linke, estate agent (Immobilienmakler) Dresden
Discuss in person →Buyer groups
Buyers from Pirna. The group that carries this market. They know the district-town prices and set the difference against a few minutes by car.
Dresden commuters. At 21.3 kilometres, one of the shorter runs in the ring. This group compares Dohma with the fringes of the city.
Families from the district. Buyers from Bad Gottleuba, the Gottleuba valley and the surrounding area, for whom plot size comes before proximity to town.
Buyers with an eye on the landscape. In Cotta at the foot of the Spitzberg a motive of its own. For them the outlook is a reason to buy, not an extra.
What determines the value of your house in Dohma?
The scarcity. At 2.6 percent vacancy a seller stands stronger here than in almost any neighbouring municipality.
The distance to the Pirna town boundary. To be given in driving minutes, because the largest buyer group takes its bearings from it.
The build year. Between 41.5 percent pre-war share in the village of Dohma and the municipal figure of 51.1 percent lies the difference between maintenance and renovation.
The plot size. Larger in Cotta and Goes than in the main village, and at €80 to €160 per square metre an item of its own.
Sales strategy
The first step is the price calculation against Pirna. Anyone who quantifies the gap speaks to the group that carries this market.
The second step is the condition survey of heating, wiring and roof. At 51.1 percent pre-war share, that is the basis of every mortgage offer.
The third step is the register of buyers. In a municipality with 1.1 percent vacancy in its largest village, the first interested parties are often already standing by before a listing runs.
