Why a range and not a single figure

Between 1,600 and 2,400 euros per square metre lie 800 euros. On 110 square metres of living space that is around 88,000 euros of difference between two houses in the same municipality.

That spread is not a measurement error, it is the market. It arises from condition, year of construction, energy standard, layout and position within the town. No online calculator can resolve it, because it has not seen the property. That is why my initial assessment is a range with reasoning rather than a single number.

For owner-occupied flats the zone gives 1,700 to 2,300 euros per square metre. Meißen has a genuine market for flats, unlike many municipalities in the ring where an owner-occupied flat is the exception.

For building land the figures are 90 to 160 euros per square metre.

The districts of Meißen

Meißen is made up of several districts, and prices vary noticeably between them. The largest are Meißen (28,085 inhabitants), Winkwitz (336 inhabitants). For the valuation this means the municipality name alone is too coarse. Two houses sharing a postcode can differ substantially depending on the district, the slope and the transport links. That is why the first thing I ask about at the inspection is the street, not the town.

The comparison only helps so far, because the buyer group is a different one. People buying in Meißen rarely compare with the Dresden Altstadt; they compare with the neighbouring towns: Niederau and Weinböhla. Anyone selling should therefore know what is currently on offer there, rather than what a Dresden online calculator produces.

How I value in Meißen

I view the property, check the land register entry, the cadastral map and any documents you already have, and place it within the range for its location. With 4,639 residential buildings in the municipality, comparable properties are not freely available, so the inspection weighs correspondingly more than a portal comparison.

The 21.8 kilometres to Dresden shape the buyer group: a large share of the interested parties comes from the city. What counts as an argument in Dresden does not necessarily count here, and the other way round.
