What is the property market in Königsbrück like?

Königsbrück is a small, tight market with a good connection. Its 4,664 residents are spread across 1,177 residential buildings, vacancy stands at 4.1 percent and owner-occupancy at 70.3 percent. Houses trade between €1,700 and €2,300 per square metre. The locational advantage over comparably distant places is the railway line from Dresden, which terminates here.

Location profile: a town at the edge of Saxony's largest nature reserve

The town centre holds 4,055 of the 4,664 residents and 994 of the 1,177 residential buildings. It is therefore the dominant settlement; the two villages of Gräfenhain with 432 and Röhrsdorf with 177 residents are small.

To the north lies the Königsbrücker Heide, the largest nature reserve in Saxony. The former military training area has been left to natural development as a wilderness area since the 1990s. For the property market that has two consequences: the town's settlement area is permanently bounded on one side, and the landscape setting is a selling point no neighbouring place has in this form.

What I observe here: the rail connection is regularly left out of the particulars. At 26.2 kilometres as the crow flies it is the difference between a place for car drivers and a place that also works for households without a second car. That buyer group is growing, and it searches specifically for proximity to a station.

Market data: price ranges in the Königsbrück area

  • Apartments: €1,400–2,000/sqm
  • Houses: €1,700–2,300/sqm
  • Building plots: €80–160/sqm
  • Apartment buildings: purchase factor 10–13

These are the ranges for the Saxon countryside price zone as of 2026. Königsbrück is therefore level with Pulsnitz and Großröhrsdorf and around €200 above Kamenz.

Across the whole municipality, owner-occupancy stands at 70.3 percent and vacancy at 4.1 percent. Of the 2,408 private households, just under a third rent, almost entirely in the town centre. The pre-war share is 57.8 percent, a middling figure for this region, below Pulsnitz at 63 and above Kamenz at 48.6 percent.

Typical properties in Königsbrück

Town houses and closed frontage in the centre. At 57.4 percent pre-war share in the town centre, the defining stock. The renovation question decides the position within the price range.

Detached houses of the post-war and post-1990 periods. The newer part of the stock, and the most straightforward to sell because building services and energy performance are documented.

Village houses in Gräfenhain and Röhrsdorf. With owner-occupancy of 86.5 and 94.5 percent, little comes to market there. Larger plots, frequently with outbuildings.

Small apartment buildings. At 4.1 percent vacancy, a market with demand, provided the tenancy schedule is sound. The factor runs from 10 to 13.

Who buys in Königsbrück?

Rail commuters to Dresden. The group that uses the locational advantage. For them the distance to the station decides the purchase, and it belongs in the particulars concretely.

Regional families. Buyers from Königsbrück, Kamenz, Ottendorf-Okrilla and the surrounding area. They know the town and search here specifically.

Buyers drawn by nature. People for whom the Königsbrücker Heide is the reason to buy: walkers, wildlife watchers, dog owners. This group accepts longer trips to the shops in return.

Buyers for the villages. With around 180 residential buildings between Gräfenhain and Röhrsdorf, a small but waiting demand. Anyone offering there rarely has competition.

Königsbrück in comparison

Against Kamenz, nine kilometres further east, Königsbrück is closer to Dresden and better on vacancy: 4.1 against 6.7 percent for the Kamenz municipal average. Kamenz has the considerably larger infrastructure in return, with 17,201 residents almost four times the population.

Against Ottendorf-Okrilla, eleven kilometres closer to Dresden, the price difference is substantial: houses there run €2,200 to €2,900 per square metre, here €1,700 to €2,300. An overview of all municipalities around Dresden is on the region page.

Frequently asked questions

What role does the Königsbrücker Heide play for the property market?
It bounds the town to the north and at the same time makes it distinctive. The Königsbrücker Heide is the largest nature reserve in Saxony, a former military training area that has been left to natural development as a wilderness area since the 1990s. For buyers that is an argument: quiet, landscape, and the certainty that nothing will be built in that direction. For the town it means the settlement area stays limited, which tightens an already scarce supply further.
How do you get from Königsbrück to Dresden?
Via the railway line that terminates in Königsbrück and runs into the state capital through Dresden-Klotzsche, and via the main road. At 26.2 kilometres as the crow flies, that is a real locational advantage over places at a similar distance without a rail connection. For households with one car or none, Königsbrück is therefore better placed than, say, Haselbachtal or Burkau.
How do Gräfenhain and Röhrsdorf differ from the town of Königsbrück?
Markedly in ownership structure. The town centre has 4,055 residents, 994 residential buildings, 66.9 percent owner-occupancy and 4.6 percent vacancy. Gräfenhain, with 432 residents, reaches 86.5 percent ownership and 1.9 percent vacancy; Röhrsdorf, with 177 residents, 94.5 percent and zero. In both villages there is effectively no rental market and correspondingly rare supply.
What is a house in Königsbrück worth?
Houses run from €1,700 to €2,300 per square metre of living space, building plots from €80 to €160. That puts Königsbrück level with Pulsnitz and Großröhrsdorf and above Kamenz. Within the range, with 57.8 percent pre-1949 stock, the state of renovation decides first, followed by the question of town centre or village.
