What is my house in Pulsnitz worth?
Pulsnitz as a location for detached houses
The town lies 24.8 kilometres north-east of Dresden at the foot of the Western Lusatian Highlands. That distance is the decisive locational factor: it is commutable, unlike the 35.4 kilometres from Kamenz, and it is far enough out to allow considerably larger plots at affordable prices than in Radeberg or Ottendorf-Okrilla.
Within the town there are two types of location. The centre, with 5,471 residents and 1,340 residential buildings, is urban in character, with closed frontage around the market square and a mix of ownership and tenancy. Oberlichtenau, with 1,261 residents and 421 residential buildings, is rural, with larger plots and a higher ownership share. Friedersdorf follows with 573 residents.
Owner-occupancy across the town stands at 67.1 percent. For a detached house that means a functioning owner-occupier market: people who buy here generally move in themselves.
Price ranges for houses in Pulsnitz
- Houses: €1,700–2,300/sqm of living space
- Building plots: €80–160/sqm
- Apartments: €1,400–2,000/sqm
These values apply to the Saxon countryside price zone as of 2026. For a house of 150 square metres on a 700-square-metre plot, that gives €255,000 to €345,000 for the building and €56,000 to €112,000 for the land.
With this housing stock, the €600 per square metre between the bottom and top of the range is not negotiating room but the price of the renovation question. A refurbished property reaches the upper end; an unrenovated house of the same size and location the lower one. At 150 square metres that is a €90,000 difference, and it is discussed in every negotiation.

Hands-on assessment
“When selling an apartment (Eigentumswohnung) in Dresden, I frequently see owners underestimate the achievable price by 8–15%. The difference almost always lies in the marketing strategy — not in the property itself.”
— Calvin Linke, estate agent (Immobilienmakler) Dresden
Discuss in person →Buyer groups
Dresden commuters. They compare Pulsnitz with Radeberg and Ottendorf-Okrilla and weigh the extra travel minutes against a larger plot and a lower purchase price. This group usually needs a mortgage and examines condition closely, because the bank does.
Regional families. Buyers from Pulsnitz itself, from Großröhrsdorf, Königsbrück and the surrounding area. Attachment to the place is a strong motive here, and this group is more willing to accept renovation needs because it plans on doing some of the work itself.
Period-property buyers with renovation intent. With 63 percent pre-1949 stock, the most obvious group. They deliberately buy fabric and want full information in return: roof, timbers, damp, wiring. Anyone who can supply that negotiates from a different position.
Buyers for rural locations. A distinct group for Oberlichtenau and Friedersdorf, looking for a plot and quiet and accepting longer trips to the shops.
What determines the value of your house in Pulsnitz?
The state of renovation. By far the strongest factor. Heating, roof, windows, electrics and cellar damp decide the position within the €600 range.
Listed status. Common in the centre. It can be a tax argument and a building restriction. Both belong on the table, because they shift the buyer pool.
Position within the town. Centre or village does not change the price zone, but it does change the buyer group and therefore the marketing time.
Plot size and outbuildings. In Oberlichtenau and Friedersdorf, sometimes substantial. At €80 to €160 per square metre, the land carries a noticeable share of the total price there.
Sales strategy
The first step is to survey the four risk points: roof, heating, electrics, damp. With a stock that is two-thirds pre-war, that is the basis of any price argument. Without it, every prospective buyer calculates the worst case, and that costs more than the inspection.
The second step is matching the property to the right buyer group. A merchant house in the centre and a property in Oberlichtenau appeal to different people. Advertising both the same way reaches the wrong prospects for one of them.
The third step is documentation. Land register, cadastral map, energy certificate, modernisation records and, for listed properties, the heritage authority's position. Supplying them late costs negotiating position in this market.
