Selling property in Pulsnitz

Pulsnitz lies 24.8 kilometres north-east of central Dresden at the foot of the Western Lusatian Highlands and counts 7,377 residents. The town is known across the region for its gingerbread bakeries, but for owners a different characteristic matters: Pulsnitz has the oldest building stock among the larger places in my north-eastern catchment area, and almost no vacancy.

What characterises the property market in Pulsnitz?

The town divides into its centre with 5,471 residents and its constituent villages, of which Oberlichtenau stands out with 1,261 residents and 421 residential buildings. Friedersdorf follows with 573. The centre therefore carries around 74 percent of the population, while Oberlichtenau alone accounts for a good fifth of the building stock, because its structure is more fine-grained.

The townscape is shaped by the baroque period, including Pulsnitz Castle and the closed frontage around the market square. The position at the transition to the Western Lusatian Highlands brings slopes and views that the flatter countryside around Kamenz does not offer.

What I observe here: the high share of period buildings leads owners into two opposite mistakes. Some consider their unrenovated house unsellable, although at 4 percent vacancy any usable fabric finds demand. Others equate heritage character with a price premium that the market does not support at this level.

Period-property enthusiasts. A small but serious group who take the baroque core as their reason to buy. They bring a willingness to renovate, but demand complete information about fabric and conditions.

Regional investors. With a fully used rental market and factors around twelve, small apartment buildings add up. These buyers examine the tenancy schedule first and the stairwell last.

Against Kamenz, ten kilometres further out, Pulsnitz stands clearly better on vacancy: 4 percent against 6.7 percent for the Kamenz town average. Kamenz has the larger infrastructure and a considerably larger flat market in return. The price zones differ accordingly, with houses in Pulsnitz around €200 per square metre higher.
