What is my house in Großröhrsdorf worth?
Großröhrsdorf as a location for detached houses
The centre is urban in character. 5,812 residents in 1,430 residential buildings gives four people per building, and owner-occupancy stands at 60.6 percent. It is shaped by ribbon weaving, which left the place its closed frontage and a stock that is 70.3 percent pre-1949.
Bretnig, with 2,083 residents and 627 buildings, and Hauswalde, with 824 residents and 280 buildings, are rural. Owner-occupancy runs at 75.7 and 82.8 percent, and what sells there is almost exclusively owner-occupied property.
Kleinröhrsdorf is the exception: 722 residents, 272 residential buildings, 82.1 percent owner-occupancy, 1.6 percent vacancy and only 33.3 percent pre-war share. It is the only place in the municipality where most of the stock was built after 1949.
The distance to Dresden is 23.5 kilometres as the crow flies. That is commutable, but it does not produce Dresden price levels: in nearby Radeberg houses reach €2,200 to €2,900 per square metre, here €1,700 to €2,300.
Price ranges for houses in Großröhrsdorf
- Houses: €1,700–2,300/sqm of living space
- Building plots: €80–160/sqm
- Apartments: €1,400–2,000/sqm
These values apply to the Saxon countryside price zone as of 2026, in all four villages. For a house of 130 square metres on a 750-square-metre plot, that gives €221,000 to €299,000 for the building and €60,000 to €120,000 for the land.
The €600 between bottom and top of the range comes to roughly €78,000 at 130 square metres. In Großröhrsdorf that sum is decided largely by building age and state of renovation rather than by address. A well-kept house in Hauswalde can beat an unrenovated one in Kleinröhrsdorf, even though the village statistics suggest otherwise.

Hands-on assessment
“When selling an apartment (Eigentumswohnung) in Dresden, I frequently see owners underestimate the achievable price by 8–15%. The difference almost always lies in the marketing strategy — not in the property itself.”
— Calvin Linke, estate agent (Immobilienmakler) Dresden

Regional families. Buyers from Radeberg, Pulsnitz, Bischofswerda and the surrounding area. They know the four villages and their reputations and usually search in one of them specifically.
Dresden commuters. Realistic at 23.5 kilometres. For them the price gap to Radeberg is the argument, often around €500 per square metre for a comparable journey.
Buyers for the newer stock. They look specifically in Kleinröhrsdorf and sometimes wait years. With 272 residential buildings and 1.6 percent vacancy, little comes free there.
Period-house buyers who need workshop space. A particularity of the centre: the weavers' houses often bring workshop or ancillary rooms that can be a reason to buy for the self-employed and for tradespeople. A standard detached-house listing does not reach this group.
What determines the value of your house in Großröhrsdorf?
The year of construction. The strongest single factor in this municipality, because the spread between villages is so wide. A build after 1949 carries a real market advantage here.
The state of renovation of pre-war properties. Roof, heating, electrics and damp. Four findings that make the difference between the bottom and the top of the range.
The layout. For weavers' houses and closed frontage in the centre, a subject in itself. Narrow, deep floor plans appeal to a narrower group and need a clear description.
Plot and outbuildings. Frequently large in Bretnig and Hauswalde. At €80 to €160 per square metre, the land carries a noticeable share there, provided the area is usable.
Sales strategy
The first step is to place the property by village and build year. Together those two set the position within the price range in Großröhrsdorf more than anything else, and both can be evidenced with the census figures.
The second step is a fabric survey for anything built before 1949, which is two-thirds of the stock in this municipality. Without findings, every prospective buyer calculates the worst case.
The third step is choosing the approach. A weaver's house with a workshop section, a village house in Hauswalde and an estate house in Kleinröhrsdorf are three products for three groups. Advertising them alike loses time on two of them.
