What would you like to value?

What is my property in Weinböhla worth?

Houses in Weinböhla range from 2,200 to 2,900 euros per square metre, building land from 130 to 240 euros. Where your property sits within that range is decided by its condition, not its address: on 150 square metres of living space, the gap between the lower and upper end is around 105,000 euros. The initial assessment is free of charge.

What the figures mean for Weinböhla

Weinböhla has 10,688 inhabitants, 4,988 households and 3,111 residential buildings (2022 census). That is single-family house territory: fewer than two households per residential building. That works out at 2.1 people per household, and vacancy stands at 3.8 per cent.

The owner-occupancy rate is 75.6 per cent, well above the average for the municipalities close to Dresden (63.7 per cent). That is the fourth-highest owner-occupancy among the 16 focus municipalities in the ring. At that rate properties rarely come to market, and when they do it is usually through a change of generation. The buyer is almost always a family intending to move in. Investors barely feature, and that shifts what matters in marketing: layout and condition beat yield calculations.

49.5 per cent of the stock dates from before 1949, which is a high share of pre-war building stock. That places Weinböhla mid-field for pre-war stock among the 16 focus municipalities (6th). With that age mix, renovated pre-war buildings and post-1990 construction sit side by side, often in the same street. The year of construction alone therefore says little; what matters is what has been done since. Vacancy stands at 3.8 per cent, around the average.

Why a range and not a single figure

Between 2,200 and 2,900 euros per square metre lie 700 euros. On 150 square metres of living space that is around 105,000 euros of difference between two houses in the same municipality.

That spread is not a measurement error, it is the market. It arises from condition, year of construction, energy standard, layout and position within the town. No online calculator can resolve it, because it has not seen the property. That is why my initial assessment is a range with reasoning rather than a single number.

Owner-occupied flats barely feature in Weinböhla. With an owner-occupancy rate of 75.6 per cent the single-family house is the rule, and for the few flats in the stock the zone range of 1,800 to 2,500 euros is only a rough guide.

For building land the figures are 130 to 240 euros per square metre.

Hands-on assessment

When selling an apartment (Eigentumswohnung) in Dresden, I frequently see owners underestimate the achievable price by 8–15%. The difference almost always lies in the marketing strategy — not in the property itself.

The districts of Weinböhla

Weinböhla is made up of several districts, and prices vary noticeably between them. The largest are Oberau (7,416 inhabitants), Neusörnewitz (3,272 inhabitants). For the valuation this means the municipality name alone is too coarse. Two houses sharing a postcode can differ substantially depending on the district, the slope and the transport links. That is why the first thing I ask about at the inspection is the street, not the town.

What sets Weinböhla apart from Dresden

In Dresden the range for houses runs from 1,700 euros per square metre in Prohlis to 6,000 in the Altstadt. Weinböhla sits in between at 2,200 to 2,900 euros, its upper end around 52 per cent below the Dresden maximum.

The comparison only helps so far, because the buyer group is a different one. People buying in Weinböhla rarely compare with the Dresden Altstadt; they compare with the neighbouring towns: Coswig and Niederau. Anyone selling should therefore know what is currently on offer there, rather than what a Dresden online calculator produces.

How I value in Weinböhla

I view the property, check the land register entry, the cadastral map and any documents you already have, and place it within the range for its location. With 3,111 residential buildings in the municipality, comparable properties are not freely available, so the inspection weighs correspondingly more than a portal comparison.

The 16.6 kilometres to Dresden shape the buyer group: a large share of the interested parties comes from the city. What counts as an argument in Dresden does not necessarily count here, and the other way round.

You can use the calculator below straight away, and it is anonymous. If you then want a defensible assessment, I will come and look at the property.

On to the sale

Once the valuation stands, the question is how to market. How I sell in Weinböhla is set out on selling a house in Weinböhla; for the municipality, its structure and neighbouring towns see Weinböhla in profile. For the wider picture: estate agent in Dresden.

What characterises the property market in Weinböhla?
The owner-occupancy rate is 75.6 per cent, well above the average for the municipalities close to Dresden (63.7 per cent). 49.5 per cent of dwellings date from before 1949, which is a high share of pre-war building stock. How do I get from Weinböhla to Dresden?
Weinböhla lies on the Coswig–Priestewitz line, with a connection at Coswig to the S1 into Dresden. Weinböhla belongs to the Elbe valley wine region and adjoins Coswig to the north. The village is dominated by one- and two-family houses, large new-build areas are absent, and that is precisely what keeps supply tight.
How far is Weinböhla from Dresden?
16.6 kilometres. Weinböhla lies in the district of Meißen and belongs to the 40-kilometre ring in which I take on instructions. Proximity to Dresden shapes the buyer group: a large share of interested parties comes from the city and is looking for a house outside it.
How many residential buildings are there in Weinböhla?
3,111 residential buildings for 4,988 households and 10,688 inhabitants (2022 census). That is single-family house territory: fewer than two households per residential building. For the valuation this means comparable properties in Weinböhla are not freely available, so the inspection carries more weight than any portal comparison.
