What is my property in Freital worth?
What the figures mean for Freital
Freital has 39,148 inhabitants, 20,252 households and 7,478 residential buildings (2022 census). That works out at 2.7 households per residential building, a mix of single-family houses and small apartment buildings. That works out at 1.9 people per household, and vacancy stands at 3.1 per cent.
The owner-occupancy rate is 56.9 per cent, below the average for the municipalities close to Dresden (63.7 per cent). That puts Freital 12th of 16 for owner-occupancy, in the lower third of the ring. That is a mixed ownership structure. For marketing it means two buyer groups with different yardsticks: owner-occupiers who look at layout and condition, and investors who calculate first. Which group sets the price depends on the property.
49.5 per cent of the stock dates from before 1949, which is a high share of pre-war building stock. That is the fifth-highest pre-war stock among the 16 focus municipalities in the ring. With that age mix, renovated pre-war buildings and post-1990 construction sit side by side, often in the same street. The year of construction alone therefore says little; what matters is what has been done since. Vacancy stands at 3.1 per cent, around the average.
Why a range and not a single figure
Between 2,400 and 3,100 euros per square metre lie 700 euros. On 130 square metres of living space that is around 91,000 euros of difference between two houses in the same municipality.
That spread is not a measurement error, it is the market. It arises from condition, year of construction, energy standard, layout and position within the town. No online calculator can resolve it, because it has not seen the property. That is why my initial assessment is a range with reasoning rather than a single number.
For owner-occupied flats the zone gives 1,900 to 2,600 euros per square metre. Freital has a genuine market for flats, unlike many municipalities in the ring where an owner-occupied flat is the exception.
For building land the figures are 150 to 260 euros per square metre.

Hands-on assessment
“When selling an apartment (Eigentumswohnung) in Dresden, I frequently see owners underestimate the achievable price by 8–15%. The difference almost always lies in the marketing strategy — not in the property itself.”

Discuss in person →Transport links and character
The S3 stops at Potschappel, Deuben and Hainsberg and takes about fifteen minutes to Dresden main station.
Freital grew together in 1921 out of several mining and industrial villages and still has no single historic centre. For the valuation that means the district says more about the price here than the town name does.
The districts of Freital
Freital is made up of several districts, and prices vary noticeably between them. The largest are Potschappel (5,504 inhabitants), Deuben (5,399 inhabitants), Zauckerode (4,681 inhabitants), Hainsberg (4,086 inhabitants), Döhlen (3,493 inhabitants), Pesterwitz (3,181 inhabitants). For the valuation this means the municipality name alone is too coarse. Two houses sharing a postcode can differ substantially depending on the district, the slope and the transport links. That is why the first thing I ask about at the inspection is the street, not the town.
What sets Freital apart from Dresden
In Dresden the range for houses runs from 1,700 euros per square metre in Prohlis to 6,000 in the Altstadt. Freital sits in between at 2,400 to 3,100 euros, its upper end around 48 per cent below the Dresden maximum.
The comparison only helps so far, because the buyer group is a different one. People buying in Freital rarely compare with the Dresden Altstadt; they compare with the neighbouring towns: Rabenau and Bannewitz. Anyone selling should therefore know what is currently on offer there, rather than what a Dresden online calculator produces.
How I value in Freital
I view the property, check the land register entry, the cadastral map and any documents you already have, and place it within the range for its location. With 7,478 residential buildings in the municipality, comparable properties are not freely available, so the inspection weighs correspondingly more than a portal comparison.
The 8.1 kilometres to Dresden shape the buyer group: a large share of the interested parties comes from the city. What counts as an argument in Dresden does not necessarily count here, and the other way round.
You can use the calculator below straight away, and it is anonymous. If you then want a defensible assessment, I will come and look at the property.
On to the sale
Once the valuation stands, the question is how to market. How I sell in Freital is set out on selling a house in Freital; for the municipality, its structure and neighbouring towns see Freital in profile. For the wider picture: estate agent in Dresden.
