What would you like to value?

What is my property in Pirna worth?

Houses in Pirna range from 2,100 to 2,800 euros per square metre, building land from 120 to 220 euros. Where your property sits within that range is decided by its condition, not its address: on 110 square metres of living space, the gap between the lower and upper end is around 77,000 euros. The initial assessment is free of charge.

What the figures mean for Pirna

Pirna has 39,244 inhabitants, 21,061 households and 6,569 residential buildings (2022 census). That works out at 3.2 households per residential building, so the stock is shaped more by multi-storey housing than in most municipalities in the ring. That works out at 1.9 people per household, and vacancy stands at 4.3 per cent.

The owner-occupancy rate is 57.4 per cent, below the average for the municipalities close to Dresden (63.7 per cent). That places Pirna mid-field for owner-occupancy among the 16 focus municipalities (11th). That is a mixed ownership structure. For marketing it means two buyer groups with different yardsticks: owner-occupiers who look at layout and condition, and investors who calculate first. Which group sets the price depends on the property.

46.3 per cent of the stock dates from before 1949, which is an average age of building stock. That places Pirna mid-field for pre-war stock among the 16 focus municipalities (7th). With that age mix, renovated pre-war buildings and post-1990 construction sit side by side, often in the same street. The year of construction alone therefore says little; what matters is what has been done since. Vacancy stands at 4.3 per cent, around the average.

Why a range and not a single figure

Between 2,100 and 2,800 euros per square metre lie 700 euros. On 110 square metres of living space that is around 77,000 euros of difference between two houses in the same municipality.

That spread is not a measurement error, it is the market. It arises from condition, year of construction, energy standard, layout and position within the town. No online calculator can resolve it, because it has not seen the property. That is why my initial assessment is a range with reasoning rather than a single number.

For owner-occupied flats the zone gives 1,700 to 2,400 euros per square metre. Pirna has a genuine market for flats, unlike many municipalities in the ring where an owner-occupied flat is the exception.

For building land the figures are 120 to 220 euros per square metre.

Hands-on assessment

When selling an apartment (Eigentumswohnung) in Dresden, I frequently see owners underestimate the achievable price by 8–15%. The difference almost always lies in the marketing strategy — not in the property itself.

The districts of Pirna

Pirna is made up of several districts, and prices vary noticeably between them. The largest are Pirna (12,318 inhabitants), Copitz (9,656 inhabitants), Sonnenstein (6,202 inhabitants), Graupa (3,074 inhabitants), Rottwerndorf (2,408 inhabitants), Jessen (1,019 inhabitants). For the valuation this means the municipality name alone is too coarse. Two houses sharing a postcode can differ substantially depending on the district, the slope and the transport links. That is why the first thing I ask about at the inspection is the street, not the town.

What sets Pirna apart from Dresden

In Dresden the range for houses runs from 1,700 euros per square metre in Prohlis to 6,000 in the Altstadt. Pirna sits in between at 2,100 to 2,800 euros, its upper end around 53 per cent below the Dresden maximum.

The comparison only helps so far, because the buyer group is a different one. People buying in Pirna rarely compare with the Dresden Altstadt; they compare with the neighbouring towns: Lohmen and Heidenau. Anyone selling should therefore know what is currently on offer there, rather than what a Dresden online calculator produces.

How I value in Pirna

I view the property, check the land register entry, the cadastral map and any documents you already have, and place it within the range for its location. With 6,569 residential buildings in the municipality, comparable properties are not freely available, so the inspection weighs correspondingly more than a portal comparison.

The 17.0 kilometres to Dresden shape the buyer group: a large share of the interested parties comes from the city. What counts as an argument in Dresden does not necessarily count here, and the other way round.

You can use the calculator below straight away, and it is anonymous. If you then want a defensible assessment, I will come and look at the property.

On to the sale

Once the valuation stands, the question is how to market. How I sell in Pirna is set out on selling a house in Pirna; for the municipality, its structure and neighbouring towns see Pirna in profile. For the wider picture: estate agent in Dresden.

Frequently asked questions

What are property prices in Pirna?
Houses run from 2,100 to 2,800 euros per square metre, building land from 120 to 220 euros. The range is not vagueness but the real spread between renovated and unrenovated stock. On 110 square metres of living space it amounts to around 77,000 euros.
What characterises the property market in Pirna?
The owner-occupancy rate is 57.4 per cent, below the average for the municipalities close to Dresden (63.7 per cent). 46.3 per cent of dwellings date from before 1949, which is an average age of building stock. Vacancy stands at 4.3 per cent, around the average. That works out at 3.2 households per residential building, so the stock is shaped more by multi-storey housing than in most municipalities in the ring.
How do I get from Pirna to Dresden?
Both the S1 and the S2 stop in Pirna, so during the day a train leaves for Dresden every ten to fifteen minutes. Pirna is the gateway to Saxon Switzerland and has a largely intact historic old town. That attracts two buyer groups who rarely want the same property: commuters to Dresden, and people moving here for the landscape.
How far is Pirna from Dresden?
17.0 kilometres. Pirna lies in the district of Sächsische Schweiz-Osterzgebirge and belongs to the 40-kilometre ring in which I take on instructions. Proximity to Dresden shapes the buyer group: a large share of interested parties comes from the city and is looking for a house outside it.
How many residential buildings are there in Pirna?
6,569 residential buildings for 21,061 households and 39,244 inhabitants (2022 census). That works out at 3.2 households per residential building, so the stock is shaped more by multi-storey housing than in most municipalities in the ring. For the valuation this means comparable properties in Pirna are not freely available, so the inspection carries more weight than any portal comparison.
