What the figures mean for Moritzburg
Moritzburg has 8,240 inhabitants, 3,663 households and 2,548 residential buildings (2022 census). That is single-family house territory: fewer than two households per residential building. That works out at 2.2 people per household, and vacancy stands at 1.9 per cent.
The owner-occupancy rate is 80.3 per cent, well above the average for the municipalities close to Dresden (63.7 per cent). That is the second-highest owner-occupancy among the 16 focus municipalities in the ring. At that rate properties rarely come to market, and when they do it is usually through a change of generation. The buyer is almost always a family intending to move in. Investors barely feature, and that shifts what matters in marketing: layout and condition beat yield calculations.
38.0 per cent of the stock dates from before 1949, which is a comparatively young building stock. That puts Moritzburg 13th of 16 for pre-war stock, in the lower third of the ring. The young building stock makes valuation more predictable: construction and energy standard vary less than with pre-war stock, and the range is driven more by location and plot size than by the state of renovation. Vacancy stands at 1.9 per cent, below average.
Why a range and not a single figure
Between 2,200 and 2,900 euros per square metre lie 700 euros. On 150 square metres of living space that is around 105,000 euros of difference between two houses in the same municipality.
That spread is not a measurement error, it is the market. It arises from condition, year of construction, energy standard, layout and position within the town. No online calculator can resolve it, because it has not seen the property. That is why my initial assessment is a range with reasoning rather than a single number.
Owner-occupied flats barely feature in Moritzburg. With an owner-occupancy rate of 80.3 per cent the single-family house is the rule, and for the few flats in the stock the zone range of 1,800 to 2,500 euros is only a rough guide.
For building land the figures are 130 to 240 euros per square metre.

There is no regular rail link to Dresden; the narrow-gauge Lössnitzgrund railway runs from Radebeul Ost, otherwise it is bus or car.
Moritzburg lives from its castle and the surrounding lakes, familiar too as a film location. The absent rail link keeps the village quiet and deters commuters without a car, while for buyers looking for exactly that quiet it is an argument in its favour.
The districts of Moritzburg
Moritzburg is made up of several districts, and prices vary noticeably between them. The largest are Moritzburg (2,574 inhabitants), Boxdorf (1,925 inhabitants), Reichenberg (1,507 inhabitants), Friedewald (1,100 inhabitants), Steinbach (913 inhabitants), Auer (218 inhabitants). For the valuation this means the municipality name alone is too coarse. Two houses sharing a postcode can differ substantially depending on the district, the slope and the transport links. That is why the first thing I ask about at the inspection is the street, not the town.
What sets Moritzburg apart from Dresden
In Dresden the range for houses runs from 1,700 euros per square metre in Prohlis to 6,000 in the Altstadt. Moritzburg sits in between at 2,200 to 2,900 euros, its upper end around 52 per cent below the Dresden maximum.
The comparison only helps so far, because the buyer group is a different one. People buying in Moritzburg rarely compare with the Dresden Altstadt; they compare with the neighbouring towns: Radebeul and Weinböhla. Anyone selling should therefore know what is currently on offer there, rather than what a Dresden online calculator produces.
How I value in Moritzburg
I view the property, check the land register entry, the cadastral map and any documents you already have, and place it within the range for its location. With 2,548 residential buildings in the municipality, comparable properties are not freely available, so the inspection weighs correspondingly more than a portal comparison.
The 11.6 kilometres to Dresden shape the buyer group: a large share of the interested parties comes from the city. What counts as an argument in Dresden does not necessarily count here, and the other way round.
