What is my property in Radebeul worth?

Houses in Radebeul range from 3,000 to 4,500 euros per square metre, building land from 80 to 240 euros. Where your property sits within that range is decided by its condition, not its address: on 130 square metres of living space, the gap between the lower and upper end is around 195,000 euros. The initial assessment is free of charge.

What the figures mean for Radebeul

Radebeul has 33,263 inhabitants, 16,743 households and 7,363 residential buildings (2022 census). That works out at 2.3 households per residential building, a mix of single-family houses and small apartment buildings. That works out at 2.0 people per household, and vacancy stands at 4.8 per cent.

The owner-occupancy rate is 56.6 per cent, below the average for the municipalities close to Dresden (63.7 per cent). That puts Radebeul 13th of 16 for owner-occupancy, in the lower third of the ring. That is a mixed ownership structure. For marketing it means two buyer groups with different yardsticks: owner-occupiers who look at layout and condition, and investors who calculate first. Which group sets the price depends on the property.

58.8 per cent of the stock dates from before 1949, which is a high share of pre-war building stock. That is the second-highest pre-war stock among the 16 focus municipalities in the ring. With stock of that age the state of renovation almost single-handedly decides the position within the range. Roof, windows, heating and wiring are the four items every prospective buyer asks about first, and a missing energy certificate costs bargaining power at exactly that point. Vacancy stands at 4.8 per cent, around the average.

Why a range and not a single figure

Between 3,000 and 4,500 euros per square metre lie 1,500 euros. On 130 square metres of living space that is around 195,000 euros of difference between two houses in the same municipality.

That spread is not a measurement error, it is the market. It arises from condition, year of construction, energy standard, layout and position within the town. No online calculator can resolve it, because it has not seen the property. That is why my initial assessment is a range with reasoning rather than a single number.

For owner-occupied flats the zone gives 1,600 to 2,600 euros per square metre. Radebeul has a genuine market for flats, unlike many municipalities in the ring where an owner-occupied flat is the exception.

For building land the figures are 80 to 240 euros per square metre.

Hands-on assessment

When selling an apartment (Eigentumswohnung) in Dresden, I frequently see owners underestimate the achievable price by 8–15%. The difference almost always lies in the marketing strategy — not in the property itself.

The districts of Radebeul

Radebeul is made up of several districts, and prices vary noticeably between them. The largest are Radebeul (32,205 inhabitants), Wahnsdorf (1,049 inhabitants). For the valuation this means the municipality name alone is too coarse. Two houses sharing a postcode can differ substantially depending on the district, the slope and the transport links. That is why the first thing I ask about at the inspection is the street, not the town.

What sets Radebeul apart from Dresden

In Dresden the range for houses runs from 1,700 euros per square metre in Prohlis to 6,000 in the Altstadt. Radebeul sits in between at 3,000 to 4,500 euros, its upper end around 25 per cent below the Dresden maximum.

The comparison only helps so far, because the buyer group is a different one. People buying in Radebeul rarely compare with the Dresden Altstadt; they compare with the neighbouring towns: Moritzburg and Coswig. Anyone selling should therefore know what is currently on offer there, rather than what a Dresden online calculator produces.

How I value in Radebeul

I view the property, check the land register entry, the cadastral map and any documents you already have, and place it within the range for its location. With 7,363 residential buildings in the municipality, comparable properties are not freely available, so the inspection weighs correspondingly more than a portal comparison.

The 9.3 kilometres to Dresden shape the buyer group: a large share of the interested parties comes from the city. What counts as an argument in Dresden does not necessarily count here, and the other way round.

You can use the calculator below straight away, and it is anonymous. If you then want a defensible assessment, I will come and look at the property.

On to the sale

Once the valuation stands, the question is how to market. How I sell in Radebeul is set out on selling a house in Radebeul; for the municipality, its structure and neighbouring towns see Radebeul in profile. For the wider picture: estate agent in Dresden.

Frequently asked questions

What are property prices in Radebeul?
Houses run from 3,000 to 4,500 euros per square metre, building land from 80 to 240 euros. The range is not vagueness but the real spread between renovated and unrenovated stock. On 130 square metres of living space it amounts to around 195,000 euros.
What characterises the property market in Radebeul?
The owner-occupancy rate is 56.6 per cent, below the average for the municipalities close to Dresden (63.7 per cent). 58.8 per cent of dwellings date from before 1949, which is a high share of pre-war building stock. Vacancy stands at 4.8 per cent, around the average. That works out at 2.3 households per residential building, a mix of single-family houses and small apartment buildings.
How do I get from Radebeul to Dresden?
The S1 stops at five stations within the town, from Radebeul Ost to Zitzschewig, and reaches Dresden main station in a good ten minutes. Radebeul sits on the Saxon Wine Route, with Schloss Wackerbarth and the villa quarters of the Lössnitz on the slope. Those hillside positions are why the range for houses is higher here than elsewhere in the region: they are finite, and no more are coming.
How far is Radebeul from Dresden?
9.3 kilometres. Radebeul lies in the district of Meißen and belongs to the 40-kilometre ring in which I take on instructions. Proximity to Dresden shapes the buyer group: a large share of interested parties comes from the city and is looking for a house outside it.
How many residential buildings are there in Radebeul?
7,363 residential buildings for 16,743 households and 33,263 inhabitants (2022 census). That works out at 2.3 households per residential building, a mix of single-family houses and small apartment buildings. For the valuation this means comparable properties in Radebeul are not freely available, so the inspection carries more weight than any portal comparison.
