With that age mix, renovated pre-war buildings and post-1990 construction sit side by side, often in the same street. No online calculator can resolve it, because it has not seen the property. That is why my initial assessment is a range with reasoning rather than a single number.
Owner-occupied flats barely feature in Klipphausen. With an owner-occupancy rate of 79.1 per cent the single-family house is the rule, and for the few flats in the stock the zone range of 1,800 to 2,500 euros is only a rough guide.

There is no rail link; the A4 runs through the middle of the municipality, and it is about a twenty-minute drive into Dresden.
Klipphausen is a scattered municipality of many small districts between the Elbe valley and the motorway. There is no dominant centre, and prices vary accordingly between the districts. Without naming the district, a valuation here is worth little.

Klipphausen is made up of several districts, and prices vary noticeably between them. The largest are Klipphausen (1,097 inhabitants), Weistropp (702 inhabitants), Röhrsdorf (645 inhabitants), Gauernitz (539 inhabitants), Taubenheim (538 inhabitants), Scharfenberg (502 inhabitants). For the valuation this means the municipality name alone is too coarse. Two houses sharing a postcode can differ substantially depending on the district, the slope and the transport links. That is why the first thing I ask about at the inspection is the street, not the town.
What sets Klipphausen apart from Dresden
In Dresden the range for houses runs from 1,700 euros per square metre in Prohlis to 6,000 in the Altstadt. Klipphausen sits in between at 2,200 to 2,900 euros, its upper end around 52 per cent below the Dresden maximum.
The comparison only helps so far, because the buyer group is a different one. People buying in Klipphausen rarely compare with the Dresden Altstadt; they compare with the neighbouring towns: Meißen and Coswig. Anyone selling should therefore know what is currently on offer there, rather than what a Dresden online calculator produces.
How I value in Klipphausen
I view the property, check the land register entry, the cadastral map and any documents you already have, and place it within the range for its location. With 2,976 residential buildings in the municipality, comparable properties are not freely available, so the inspection weighs correspondingly more than a portal comparison.
The 18.3 kilometres to Dresden shape the buyer group: a large share of the interested parties comes from the city. What counts as an argument in Dresden does not necessarily count here, and the other way round.
