The most densely built town in the ring
Heidenau has 16,554 inhabitants and 9,096 households spread across just 2,147 residential buildings. That is 4.2 households per building, the highest figure among the 16 places I cover, at 1.8 people per household.
The reason lies in the setting. The town sits in the Elbe valley where the Müglitz valley begins, hemmed in by the railway, the river and rising ground. In that tight space Heidenau grew in rows and blocks rather than in estates of detached houses. Heidenau takes in the districts of Großsedlitz, Kleinsedlitz and Gommern, all three smaller in grain and more loosely built than the core; Großsedlitz is known well beyond the region for its baroque garden.
The rental location among the 16 places
The owner-occupancy rate of 41.1 per cent is the lowest in the ring. Almost six in ten households rent, and turnover happens in the flat segment.
For a valuation that reverses the usual order. With a let property the yield counts rather than the price per square metre, and the state of the paperwork decides the timetable: tenancy agreements, service charge statements and minutes must be complete before marketing begins. Vacancy stands at 4.6 per cent, mid-field for the ring.

Precisely because Heidenau is so densely built, the few houses with a decent plot deliver the most reliable results. Competition is minimal: of 2,147 residential buildings only a fraction is a detached house, and few of those come to market in a year.
On 110 square metres of living space, the typical size in Heidenau's dense stock, around 77,000 euros separate the lower and upper ends of the range for houses. Building land runs from 130 to 240 euros per square metre, and plots are the scarcest category of all here.
What 55.4 per cent pre-war stock means
Heidenau has the third-highest share of pre-war building in the ring. With more than half the substance built before 1949, the price of a flat is set not by the unit but by the renovation history of the whole building: roof covering, risers, façade, heating plant. Anyone who can document that history negotiates from a different position.
What Heidenau is compared with
The S1 and S2 stop in Heidenau; the journey to Dresden main station takes about fifteen minutes. The 12.5 kilometres as the crow flies are why Heidenau competes with Dresden's fringe locations at all.
To the south lie Dohna and the Müglitz valley, upstream Pirna as the next centre. That is where the same buyers are looking in parallel, and where the comparison forms that decides my asking price.
