Glashütte as a location for detached houses
The town lies 20.4 kilometres south of central Dresden in the Müglitz valley. Despite that distance the price zone at the edge of the Ore Mountains applies here rather than that of the immediate surroundings, because access in the mountain foreland is poorer than in the Elbe valley.
The town centre is not a detached-house market. 1,603 residents in 311 residential buildings gives 5.2 people per building, and at 36.2 percent owner-occupancy close to two-thirds of people there rent. The stock goes back to the watchmaking industry for which Glashütte is known worldwide.

Buyers for Schlottwitz and Hausdorf. They look specifically for the newer stock. In Schlottwitz, at 1.2 percent vacancy, little comes free.
Investors for the town centre. Small and selective. At 10.8 percent vacancy, documented occupancy decides, not the factor.

The village. The strongest factor in this municipality, because owner-occupancy and building age diverge so widely between the town centre and the villages.
The state of renovation. At 53.4 percent pre-war stock across the municipality and up to 76.6 percent in individual villages, the central question. Roof, heating, electrics, damp.
The usability of the plot. At €45 to €110 per square metre, area alone brings little. What counts is what can be done with it.
The journey time to the manufactories. A real factor for the watchmaking buyer group, and one that belongs in the particulars concretely.

The first step is separating town centre and village. I evidence it with the census figures, because otherwise a buyer applies the town centre's 10.8 percent vacancy to a house in Reinhardtsgrimma or Hirschbach, where it never applied.
The second step is the fabric survey. In the villages with a high share of old stock it is the basis of the price argument; in Schlottwitz and Hausdorf it serves as proof that there is little to do.
The third step is addressing the buyer group from beyond the region. Journey times, census figures and documented condition reach specialists new to the area. Local knowledge cannot be assumed with them.
