What the figures mean for Bannewitz

30.2 per cent of the stock dates from before 1949, which is a comparatively young building stock. That puts Bannewitz 16th of 16 for pre-war stock, in the lower third of the ring. The young building stock makes valuation more predictable: construction and energy standard vary less than with pre-war stock, and the range is driven more by location and plot size than by the state of renovation. No online calculator can resolve it, because it has not seen the property. That is why my initial assessment is a range with reasoning rather than a single number.

There is no rail link; the PlusBus 360 runs directly into Dresden, and the city boundary is only minutes away in any case.
Bannewitz borders directly on southern Dresden. That is the whole market in one sentence: city proximity like a Dresden district, but plots and prices from the surrounding region. Which is why buyers come almost exclusively from Dresden.
The districts of Bannewitz
Bannewitz is made up of several districts, and prices vary noticeably between them. The largest are Bannewitz (4,354 inhabitants), Possendorf (1,466 inhabitants), Hänichen (1,175 inhabitants), Wilmsdorf (935 inhabitants), Goppeln (747 inhabitants), Welschhufe (635 inhabitants). For the valuation this means the municipality name alone is too coarse. Two houses sharing a postcode can differ substantially depending on the district, the slope and the transport links. That is why the first thing I ask about at the inspection is the street, not the town.
What sets Bannewitz apart from Dresden
In Dresden the range for houses runs from 1,700 euros per square metre in Prohlis to 6,000 in the Altstadt. Bannewitz sits in between at 2,200 to 2,900 euros, its upper end around 52 per cent below the Dresden maximum.
The comparison only helps so far, because the buyer group is a different one. People buying in Bannewitz rarely compare with the Dresden Altstadt; they compare with the neighbouring towns: Kreischa and Rabenau. Anyone selling should therefore know what is currently on offer there, rather than what a Dresden online calculator produces.
How I value in Bannewitz
I view the property, check the land register entry, the cadastral map and any documents you already have, and place it within the range for its location. With 2,857 residential buildings in the municipality, comparable properties are not freely available, so the inspection weighs correspondingly more than a portal comparison.
The 7.7 kilometres to Dresden shape the buyer group: a large share of the interested parties comes from the city. What counts as an argument in Dresden does not necessarily count here, and the other way round.
