Sell a vacant house or let it first?

If you are going to sell anyway, selling while empty is almost always the better choice. A vacant house appeals to owner-occupiers, who pay more than investors — and it can be handed over immediately. If you let it first, the tenancy and tenant protection push the price down. Vacancy does cost money, but used deliberately it is an advantage when selling.
