What does an estate agent in Dresden's Altstadt actually do for me?

They sell in a market consisting almost entirely of condominiums, in which buyers from beyond the region form the majority. The Innere Altstadt grew by 77.1 percent between 2015 and 2025, more than any other Dresden district. I handle valuation, obtaining the paperwork, marketing and support through to the notary appointment.

Why a local agent in Altstadt makes the difference

The market consists almost entirely of condominiums. Detached houses practically do not exist; instead there are new-build and reconstruction properties whose value depends less on floor area than on view, storey, parking and what the declaration of division allows.

The second particularity is where the buyers come from. In Altstadt the buyers are people who do not live in Dresden: investors, second-home owners, returners. They decide on the paperwork, often before the first visit. Particulars that name only floor area and room count do not reach that group.

The third point is short-term letting. Whether a flat may be used as a holiday let is set out in the declaration of division and the owners' resolutions, not in the buyer's wishes. Settling that question in advance prevents a sale from unravelling four weeks later.

Market situation in Dresden's Altstadt

Condominiums stand at €3,000 to €3,800 per square metre, houses at €4,000 to €6,000 and building land at €300 to €600. This is the most expensive zone in my catchment area, and the purchase factor for apartment buildings is correspondingly high at 18 to 22.

The population is young: 29.5 percent of residents are aged between 18 and 29, a further 29.6 percent between 30 and 44. Net migration runs at plus 154 people a year on the three-year average.
