How does a bank dispose of a property in Saxony when nobody from the bank is on site?
Anyone who has to dispose of a property in Dresden from Frankfurt, Munich or Stuttgart knows the problem: the file is on the desk, the building is 500 kilometres away, and the documents first have to be gathered. This guide describes how I, as an agent in Dresden, handle bank-owned properties: where they come from, how divided and undivided buildings differ, how the price comes about and what the bank receives from me during marketing.
Where bank-owned properties in Saxony come from
I see four routes in practice. They differ in the deadline, in the type of property and in who within the bank carries the decision.
Rescue acquisition
The bank has itself acquired the collateral at the foreclosure auction to avert a loss. Such properties are subject to a limited holding period, so the sale is part of the plan from the outset.
Loan workout
The borrower sells by private treaty before it comes to an auction. The bank accompanies the sale because the proceeds cover the claim. What counts here is a reliable valuation to weigh the private sale against enforcement.
Branch building
A closed branch in a mid-sized town or a Dresden district, often with flats on the upper floors. The bank is the owner, the building is vacant or partly let.
Real-estate subsidiary and portfolio
Holdings of a subsidiary or a package of several buildings to be wound down. Here the first step is usually sorting: what sells as a package, what individually, what needs a division first.
Divided or undivided: this decides the route
The first question I ask about any bank-owned property is not the price but the declaration of division. It determines which buyers come into question and how long the sale takes.

How the price comes about
For an undivided building, buyers calculate annual net rent times price multiple. The multiples below come from the price zones of this website's valuation model, as of 2026; the zones are owner-calibrated and also feed the valuation you receive from me.

What determines the multiple within the range is the tenant list, the maintenance history and the condition of roof, heating and pipes. Exactly these documents are missing most often with bank-owned properties, because the previous owner did not hand them over. I obtain them from the property manager, the land registry and the building-file archive before the first buyer sees the building. What your department receives from me
Reporting instead of phone calls
At the outset you receive a written valuation based on the data of the local valuation committees (Gutachterausschüsse) and the standard land values, with a timeline for both routes, sale as a whole and unit by unit. After that, your department receives a status report at fixed intervals: enquiries, viewings, offers, outstanding documents. Every step is documented so the file can justify the sale price to audit and supervision.
Nobody from your bank needs to travel. Property inspection, obtaining documents, viewings and buyer talks are handled by me in Dresden and the surrounding area. You issue approvals in writing; the notary certifies the purchase agreement after coordination with your legal department, by power of attorney if desired.
Written valuation
Based on valuation-committee data and standard land values, with both sale routes and a timeline.
Status at fixed intervals
Enquiries, viewings, offers and open items, in the form your loan file needs.
Discretion
No public listing when tenants live in the building. Pre-qualified buyers see documents first, then the property.
Settlement up to notarisation
