Selling remotely
You are abroad — we handle it locally
Distance is not a problem. The German sales process is run on the ground in Dresden, with you in the loop in English.
Notarised power of attorney
You authorise a person you trust — or us — to sign and act on site. Set up before you leave at a German notary, or at a German consulate abroad.
We coordinate on the ground
Viewings, photos, the notary appointment, key handover — we run it all in Dresden so you do not have to fly in.
Documents handled for you
Land register extract, energy certificate, floor plans: we know which papers German buyers and notaries expect, and we gather them.
Secure purchase-price flow
The sale runs through a German notary with the usual safeguards. We keep you informed in English at every step.
Tax when you sell as a non-resident
Germany taxes German property regardless of where you live. The essentials, in plain terms:
The three things that matter
- Limited tax liability (§ 49 EStG): as a non-resident you remain liable for tax on German real estate — your place of residence does not change that.
- 10-year speculation period (§ 23 EStG): a gain on a sale within ten years of purchase is generally taxable; after ten years it is not.
- Owner-occupation exemption: if you used the property yourself in the year of sale and the two preceding calendar years, the gain can be exempt even within the period.
