Understanding the Land Register Extract

Structure, sections and what to watch for before selling

The land register is the official record of all ownership and legal relationships of a property. Anyone who can read it spots encumbrances and rights at a glance — and avoids nasty surprises during the sale.

Three sections: The land register is divided into the inventory (the plot itself), Section I (owners), Section II (encumbrances & restrictions) and Section III (mortgage charges such as land charges).
