An energy certificate is mandatory when selling. This checklist shows which certificate you need, who issues it and which documents to have ready for it.

1 · When is an energy certificate mandatory?

When selling a residential / commercial property When re-letting When converting / constructing a new build

Without a valid energy certificate you risk fines of up to €15,000. Prospective buyers must be able to view the certificate, unprompted, at the viewing at the latest — and the energy ratings must also appear in every listing.

2 · Which certificate do I need?

Building before 1977 → demand certificate recommended/mandatory Renovated to GEG standard → consumption certificate sufficient Fewer than 5 flats AND before 1977 → demand certificate mandatory

3 · Who issues it?

Authorised issuers include energy consultants (BAFA list), architects, engineers and chimney sweeps. Costs: approx. €100–300 (consumption) or €300–600 (demand).
