The process in six steps — who delivers what

Case intake and initial appraisal

You provide — location, property type, known condition, status of heir determination. Done on site — first assessment of marketability; note on running costs that erode the estate (property tax, insurance, maintenance).

Establish capacity to act: proof of succession and powers of attorney

Scattered heirs or heirs abroad are not a location problem but an organisational one. With a certificate of inheritance or notarial will and clear powers of attorney, inspection, marketing and the notary appointment can be handled locally — nobody has to travel. Control remains with the administering office.

On-site property inspection

Walk-through, photo and condition documentation, tenancy situation, state of the records. This is exactly where remote handling without local presence fails — and where the later evidence for accountability towards the heirs is created.

Written valuation — protecting the estate

Priced too low, estate value is given away; priced too high, vacancy costs accrue until the price is cut anyway. A well-founded on-site assessment hits the realistic range; for tenanted properties the income approach (Ertragswertverfahren) is decisive.

Private-treaty sale instead of partition auction

Targeted, on request discreet marketing to the right buyer group — with documented offers as the basis for negotiation and accountability.

Notary appointment and proceeds into the estate

Coordination of buyer, notary and, where applicable, redemption of registered land charges; support through to receipt of the purchase price and handover. After that, the estate is liquid and divisible.

The value-destroying worst case: The partition auction under § 180 ZVG is lawful and sometimes unavoidable — but almost always the most expensive solution. A small bidder field, professionals and bargain hunters, time pressure against the community of heirs: proceeds regularly end up well below open-market value. An orderly private-treaty sale is the better route in almost every case.

Tenanted apartment

A different buyer group than for a vacant one, usually at a discount — but with running income until the sale. Key: choose the target group correctly from the start.

Unrenovated property

Honest target-group selection instead of cosmetic staging. A house clearly positioned as a renovation project sells better than one talked up.

Encumbered with land charges

Disposable as long as proceeds and redemption are cleanly coordinated — request redemption figures early, time maturities with the notary.
